Parent here. University Parks is OVERPRICED and UNDERDELIVERS in EVERY aspect. Go anywhere but here. Our experience has been horrendous and has only been 2-3 weeks. Upon move-in, noticed walking areas outside the apartment were dirty and unkept, remained optimistic the inside would be better. Inside: dirty carpet with large visible stains, dust everywhere, recurring bugs in kitchen sink, odor, etc. Student trying to make best of situation given, then the toilet overflowed 2 days ago -- and remained on the flooring/carpet for way to long -- which I suspect is not the first time given the sunken floor in bathroom! Had to REQUEST affected areas be de-contaminated. Workers walked back and forth thru water further contaminating apartment. Have requested carpet be cleaned -- as opposed to proactive follow-up /attention to the students' needs and concerns by housing leadership. Totally disappointed in how Baylor housing is managing this situation. Cost aside, as a parent I expected so much more from the university ... where is the care and concern from housing leadership for the students.

not so good customer service . Rude grumpy lady that sits on the shed . If she does not like her job maybe find another one? Must have woken up on the wrong side of the bed to be so upset about delivering a package so bright and early in the morning !

I would give 5 star because the security is tight and yet friendly. Grounds keeper gets a 5 star too. I would rate it a 2 because it is outdated for the costs and washer/dryer is horrific. Even national ranking of the washer/dryer shows it damages clothes and fails to clean. Very disappointed and now see why most kids move when they can.

I've seen a lot of negative reviews about U parks from years ago but it's really quite nice. I'm not sure if they remodelled recently but the furniture looks a few years old at most, the walls are freshly painted, and the price isn't that bad for what you're getting. I would give this place five stars but my microwave doesn't really work and you can hear people walking in the hallways on the floors above and/or below you. I think it's just the way those hallways were built but it's really not that bad. A pretty great place to live if you're going to Baylor.

Look, other people may say it sucks but I like it a lot honestly. I can have my privacy, cannot hear people from other rooms and the apartment is fairly clean and well furnished. Had no problem with management since it is Baylor owned and seems fine to me. Has lots of community events and WiFi isn't bad like Airbear on campus. Am a second year student and would recommend it. Nice kitchens and yes, a bit far from campus but that's why there's a bus people! You don't have to walk everywhere. Not nearly as bad as everyone is making it out to be. Have not had problems with bugs inside of rooms or anything like that. :)
