DO NOT LIVE HERE!!!!! Actually the worst. The head of management vapes in your face, does not get any work done, and has the worst customer service I have ever seen. We had a DEAD BIRD in our dryer, they did not fix our dishwasher for MONTHS, and the list goes on. They also overcharged us at least 80 dollars a month, when we talked to them they said it was a mistake and they would fix it, and continue to charge us and not refund. Share with everyone you know not to live here, it is the worst place you could choose. Also, so disgusting and dirty all the time, it was the worst when we moved in.

This apartment complex seriously needs health inspectors involved ASAP. I’ve been living with mold in my unit for months, and despite repeatedly going to the office, nothing has been resolved. The response is always the same: “I’ll follow up with corporate.” To be clear, this is not directed at the on-site managers, Stefanie and Chelsey. They are amazing, kind, and truly do what they can. I genuinely feel bad for them because it’s obvious their hands are tied. The real issue is corporate. After doing my own research, it’s clear they do not care. I even came into the office to speak directly with a woman from corporate, and I literally watched her run into the office and barely leave the door open just enough to hear comments being made. It was incredibly unprofessional and upsetting. This is not an isolated issue. People here talk we’re friends and I’ve been told that a group of boys in another unit has been dealing with mold since October, and corporate treated them the exact same way. There are multiple moldy units throughout this complex. My health has declined significantly since living here. Even the gym has mold, with active leaks from the ceiling. You can’t even work out safely. I’ve submitted maintenance requests that have never been addressed. I have absolutely no complaints about the on-site employees but when corporate avoids residents and refuses to take accountability, how can anything get fixed? It’s sad and unacceptable. No one should be living like this. Something needs to be done this place should honestly be shut down until it’s safe.

I can’t say enough bad things about this apartment. First of all, I’ve had multiple work orders submitted since August, and not a single one of them has been taken care of. I’ve called for status updates, but all I’ve been told is there’s nothing they can do at the moment because there’s such a long list of maintenance requests. Multiple pieces of mail have been lost because the office has stacks of packages and piles of mail that never get sorted. The couch was covered in cat hair when I moved in, and even after letting the office know I was allergic and needed it switched out, they never did anything. There’s cat poop and trash all throughout the corridor outside my apartment. The blinds were covered in dirty, disgusting water stains. The amenities and units may seem nice at first, but they have been so poorly maintained and taken care of that it’s not even worth it to live here. Also, my car got towed when I first moved in because I wasn’t notified about the specific spots I needed to park in. I had to pay almost $400 to get it from the tow yard even though my car was registered with the apartment. The management is unresponsive, disorganized, and extremely unhelpful. Seriously, do NOT live here!!! This would be my absolute last option for housing in the Waco area. If I could give this place negative stars on the review, I would.

I am fairly convinced that the numerous good reviews are fake, because all the appliances are run down and broken. The pool has had shattered glass in it for a couple months now and there are no ping pong balls. I have had problems with my oven and fridge, my washer and dryer haven't worked and I have to go elsewhere, clogged sinks and bathtubs, and a toilet overflowing. They have been notified of the needed repairs, and they have been negligent in keeping their apartments livable. It really is a wonder that the place is still standing because of the poor management at this place. 100% do NOT recommend this place, anywhere else would be better!

Never had a worse experience with new management while living there and after living there. New management neglected taking care of a massive mold issue in my unit, which they had three months to do, and waited to even enter the apartment two weeks before the semester started. And guess what? The problem came back a year late with a leak in the same exact spot and yes, more mold after they claimed to have “hired the best people to take care of the issue”. Thankfully my lease had ended before going through that again, condolences to the new resident. On top of that we were charged for extra utility fees after moving out, which they had stated that they were going to hold out on charging us utility fees because they previously overcharged us. Oh, and don’t think that you’re going to get your security deposit back without having to go in and ask about it yourself. They told us residents who moved out during the summer that we would get our security deposits back in September. Lo and behold, it’s been 2 months since September and nothing! The manager has to contact corporate which isn’t even in the state of Texas and, and I quote, “is not the best at being very responsive”. So, they’ll be speaking to a lawyer because good luck getting a hold of anyone with any position of power in this place. Nobody was ever in the office, the phone was barely answered, and there are never exact dates on anything that needs to be done/be returned. Live here at your own risk. In short, have a lawyer on standby because even after moving out, my friends and I are still struggling with the horrific management that neglects their residents. Hope management finally gets it together because the stress from classes is more than enough to deal with.
