Overall, my experience living at this complex was good. During my time there, the maintenance team was always efficient and responsive whenever service was needed. In that regard, I have no complaints. However, I find the administrative area to be very inefficient. Throughout my stay, the management changed frequently, which caused a lack of consistency, organization, and clear communication. My biggest concern occurred at the time of move-out. Despite leaving the apartment completely clean and in good condition, I was charged excessive and unjustified fees, resulting in most of my security deposit being withheld. I was charged nearly $250 under the claim that certain items were “dirty,” including the microwave, which is simply not true. Unfortunately, it seems that these claims are used as a way to avoid fairly returning residents’ security deposits, regardless of the actual condition in which the apartment is left. This is disappointing because the complex has good maintenance services, but the management needs significant improvement in transparency, consistency, and how residents are treated.

These apartments appear to be nice. . The grounds are well maintained. There is an abundance of ducks and a pond. There is no place to wash your vehicle. There is washer and dryer in each unit.

My wife and I moved to these apartments 3 years ago, in October 2022. The apartments were owned by Knightvest, and they had a very strict application process. Application fees, background checks on everyone on the lease, credit checks on everyone on the lease, deposit if necessary, etc. The entire process took days. After about 2 years, Knightvest sold The Cape to GPI. For comparison, on BBB (Better Business Bureau), Knightvest has an A+, and GPI has a F. That alone will tell you some of what you need to know. I'll start with the entrance to the apartment complex, off of Spring Cypress, right by 249. The entrance/drive is actually fairly pretty, however, getting to it, ESPECIALLY during traffic, is VERY dangerous. In July of 2025, our car was T-Boned and totaled due to a driver going too fast for the traffic conditions, and it is impossible to see the left #3 lane, and see if someone is coming. You will need to experience it yourself during rush hour. If you aren't an experienced driver, or you have nerves, DO NOT turn here when it is busy. Go down to the light, turn left, and make a U-Turn into the Circle K and then proceed to the entrance, or enter through the rear entrance. While the gates were just as problematic during the time that Knightvest owned it, the amount of issues it causes is abominable. If the gates aren't broken and stuck halfway open, there aren't enough key fobs to go around, and they keypad doesn't work, so people line up outside of the gate waiting to be let in, which is a severe security risk. The gates need to be replaced and updated. The cameras. Having worked with security systems in the past, the security system is more or less like a child's toy. The cameras have decent quality, however, they seem to 'go out' often, and the software used to manage the cameras make it impossible to search through the footage. Once our car was totaled, we purchased another car, and within 2 months, our car was keyed (not a light scratch, but keyed with something like a screwdriver, digging past the paint and gouging the metal), and the management couldn't do anything except shrug and tell us that the ONE CAMERA that they had that was pointing at our parking space that we paid $45 a month for, was down and not recording - EACH AND EVERY TIME. The last time it happened, the camera was up and running, but the software is so basic, you can't see anything. The damage on our car is well over $4,000 worth, the apartments should be held liable, they knew damage was happening to tenants property, and STILL they didn't fix the issue for WEEKS. We were told we would have granite countertops and stainless steel appliances. We had neither, and both were severely outdated. The doors were constantly peeling paint from the landlord special, and the tubs are sanded down and coated with a hard latex material, which starts to peel within a few months. The floors in our kitchen were wrinkled and not flat, some warping from some long past water damage, and after a year or so, mold will start to creep out of the vents on top of the brand new paint. The new management company doesn't enforce rules aside from the parking, and they have relaxed their standards for allowing tenants in. People here have become VERY loud, rowdy, unruly, and have no respect for others or others personal property. The amout of times that I have been woken up or kept awake by pool parties with thumping music past 2am is appalling. The amount of cars without wheels resting on landscaping pavers is mind boggling. If you're visiting, and you don't register your vehicle, they will tow it. If you walk outside past 10pm, the smell of substances being smoked will follow you and never leave. A neighbor would constantly beat their dog, we would hear a loud thump and a yelp, and then the porch door closing, and they would leave the dog outside on their porch, the complex didn't do a single thing. The employees are nice enough. The maintenance crew is nice and they do their job well. Started out well. Not good anymore. Don't move here.

My husband and I lived here for 3 years, it started out really great. The management at the time was knightvest and they were amazing! They did background checks and enforced the rules. They have an A+ on the better business bureau website. It switched to GPI at some point and it went downhill fast. They have an F on the BBB website, and I think its deserved. The employees at the cape are nice, hard to reach occasionally, but they are nice people. The company they work for just isnt great. The pool is good, but is constantly crowded with loud parties every week that go well past midnight, several of which with very loud music, blaring past 2am. The mailroom isnt secure and things are constantly stolen. We had paid for a parking spot, and they have a camera facing that spot. But our car got keyed 4 times and the camera wasnt working the first 3 times. We were told it was the only camera not working at that time. The entire complex constantly smells bad because people are smoking substances, and it gets inside every apartment. Its not just when youre walking around outside. They also claim to have stainless steel appliances and granite countertops, but we had laminate counters and old outdated half-working appliances. The floor in our kitchen wasnt flat, it was like it was sinking. They added a playground and some park benches by the pond, which were really nice additions. The complex itself is fairly clean, people pile trash near the dumpsters so it gets annoying but thats not really managements fault. The walls are thin, you can hear everything going on next to you, above you, and below you. The front gate also never works, and people will line up outside of it waiting for someone with a working fob to let them in, which is a real security issue. Overall, it was a really great place in the beginning. But its not somewhere I recommend anymore. Theres definitely other options close by for around the same price that are better.

Wow! This is a beautiful property! The entrance gives Florida Resort vibes. The beautiful lake, the landscape, and the ducks is like renting a vacation home. Maintenance and staff are amazing. I'm visiting, but definitely makes me want to move to Tomball just to live here.
