Don’t be fooled by the good reviews. They are from people who only toured. My partner lives here and it’s been the worst. Since the beginning we have had issues with the leasing office. They never answered my partners calls but would answer mine without issue throughout the year making random excuses each time. They had very few visitor spots but removed some leaving even less of them. When we ask for a visitor parking they say they don’t do that but during the tour they said they do. They say it’s a gated apartment complex but for the entire year the gates didn’t close. THE WORST PART of this whole year was how they refuse to admit they messed up without letting my partner know they were going to renovate their room. No text, no email, no call, no voicemail. They kept repeating that they did but there is absolutely no proof of said communication. When my partner was allowed back into their room we found that they shoved all of their items INSIDE the tub and any counter space available in the room. My partners lease ends next month. Renovation could’ve been done when they moved out.

0 notification when projects are being made, walked in on my apartment being renovated and it was made my fault that I wasn’t notified though there was no email and no call or voicemail left - had to call off work because I couldn’t get to my work supplies because it was all left crammed on the balcony out in the open!

The longer I stay the worse it gets… plenty of better student housing in the area not worth the headaches or stress just simply stay away, counting down the days to move out

The parking for visitors is absolutely horrible. They have purposely blocked most the visitor parking with large storage containers. This means most nights youre left without parking or having to park across the complex to visit someone. God forbid you get towed, because youll pay way too much money and wait outside a gate with no one letting you in to get youre car for an hour because they didnt have any workers to do so. If you have a partner or just plan on having anyone over at some point, DO NOT PICK THIS APARTMENT!

IF I COULD LEAVE ZERO STARS I WOULD! I have had an extremely disappointing and stressful experience living at this property. From the beginning, management has failed to meet even basic standards of communication, accountability, and resident safety. I was even SHAMED for deciding to move here by front office staff. Maintenance and vendors regularly leave front doors unlocked even after notifying management, which is a major safety concern and against the lease. Policies seem inconsistent and unreliable. Vendors have also left trash scattered throughout the property and have damaged resident property without accountability or follow-up. When issues are reported, they are often ignored for months unless repeatedly pushed. I had to fight to have legitimate maintenance issues addressed, and even then, it required constant follow-ups. I waited 10 months for a working washer due to the manager spitefully denying my requests. Management has been dismissive and, confrontational rather than solution-oriented. Instead of addressing concerns, I was met with threats of fees for issues that existed prior to my move-in and doubled down on me in my own unit. Concerns about safety and habitability were not treated with urgency, which ultimately forced me to escalate matters beyond onsite management which resulted in lacking response from corprate. They don't care, you are just a number. Overall, this property lacks professionalism, consistency, and respect for residents. I would strongly caution anyone considering living here to document everything and be prepared to advocate aggressively for basic standards that should not require a fight. Just look elsewhere like river oaks or the summit. At least they treat you like residents who pay to live here. Even the response of the "owner" is lack luster and basic AI response. There's not compassion from Peak campus, maybe thats why you have over 20 complaints on the BBB. I will use all my power to talk about your awful company. The manager at villagio should be ashamed of herself and she is allowed to behave this way because corporate allows her. Previous employees also shared their reason for leaving was her. Do better.
