IF I COULD LEAVE ZERO STARS I WOULD! I have had an extremely disappointing and stressful experience living at this property. From the beginning, management has failed to meet even basic standards of communication, accountability, and resident safety. I was even SHAMED for deciding to move here by front office staff. Maintenance and vendors regularly leave front doors unlocked even after notifying management, which is a major safety concern and against the lease. Policies seem inconsistent and unreliable. Vendors have also left trash scattered throughout the property and have damaged resident property without accountability or follow-up. When issues are reported, they are often ignored for months unless repeatedly pushed. I had to fight to have legitimate maintenance issues addressed, and even then, it required constant follow-ups. I waited 10 months for a working washer due to the manager spitefully denying my requests. Management has been dismissive and, confrontational rather than solution-oriented. Instead of addressing concerns, I was met with threats of fees for issues that existed prior to my move-in and doubled down on me in my own unit. Concerns about safety and habitability were not treated with urgency, which ultimately forced me to escalate matters beyond onsite management which resulted in lacking response from corprate. They don't care, you are just a number. Overall, this property lacks professionalism, consistency, and respect for residents. I would strongly caution anyone considering living here to document everything and be prepared to advocate aggressively for basic standards that should not require a fight. Just look elsewhere like river oaks or the summit. At least they treat you like residents who pay to live here.

lived here for 2 years, left, and then came right back because its amazing for the price. This place has amazing front office staff and my units hasn't had any issues. I also love that they are having more events for residents. The place is near a lot of restaurants and is only like 10 minutes to campus. overall I would say it is a nice place to live.

Wanted to edit my review because the new management and maintenance have truly turn this place around! The new manager is a absolute sweetheart, and management and maintenance team are so much more attentive to the property and on top of it, they’re all very polite and kind! I’ve noticed that the property altogether has been so much cleaner than it was with the old management, along with that i’ve yet to have any other problems since new management has come along. It’s definitely still at work in progress though, but I have high hopes that this place can turn around with the help of the new management, because this place is in a great location with spacious apartments and nice amenities. They are also pet friendly which i love and if theres issues with pet neglect or aggressive dogs, new management tends to handle it pretty quickly. I also wanted to mention that the pool has looked amazing and I love lounging outside by it. One thing that has bugged me is that in all my time of living here the gates have been closed only a few times! When you pick a gated complex you tend to hope that the gates will be functioning. If this management was here when I first moved in I would have be so content with this place!!!

I am currently and have been a resident of the villagio for 2 years and I will be gladly getting out of here soon. I highly do not recommend these apartments. The villagio uses a 3rd party utility service and utilities are WAYYY too high. I’ve checked other apartments around this area and they have wayy better rates for utilities. Also I work out a lot so I constantly use the gym. the equipment at the gym gets stollen and they don’t have AC in the gym so it’s extremely hot. I’ve been wanting to get in the pool with my roommate but the pool floor is always dirty and dusty. When I initially moved in to me apartment there was a huge hole in the wall above my bathroom mirror and and dry wall all over the bath tub. It was so horrendous. Also I complained and notified the front office multiple times (in person and over the phone) about the over-growth in front of the balcony that was blocking all natural light from coming into the apartment so it was always dull. They never got back to me or said they were going to fix my complaint but never did.The only pretty thing about the apartments is the clubhouse, don’t be fooled like I was and save your money. You can get an apartment for cheaper that looks wayyy better.

Love love love my experience at Villagio so far! Move in went smooth and I love being so close to Texas State! Having a shuttle stop nearby makes it convenient to go to and from campus. Right now I’m in a 2x2 which is very affordable for a college student. Definitely renewing for another year!
