Tour was so nice! Very clean and safe property. Im planning on living here in the summer, I'll update my rating if it changes when I move in!

I recently moved into the villages , and I couldn't be happier with the experience. From the initial tour to the signing of the lease, everything was smooth and efficient, thanks to our leasing agent, Sofia. Sofia was incredibly helpful and professional throughout the entire process. She answered all of my questions promptly and thoroughly, and she made sure that I felt comfortable and informed every step of the way. Her attention to detail and commitment to customer satisfaction were truly impressive. I highly recommend the villages to anyone looking for a new place to call home, and I especially recommend working with Sofia. Her expertise and dedication made the move-in process a breeze.

This is by far the worst student living in San Marcos. If I could leave zero stars I would. Don't be fooled by the good reviews they are from give aways the office does. Let me start off by move in when I got to my unit it looked so trashy like someone just left all the mattress and old nasty looking couches outside. When I got into the unit it was dirty like it had never been cleaned before. When I walked into my bedroom I had a bed with black stains, blood stains and not the correct furniture I was promised. They came and changed the bed but not anything else. My rent was set at 1,135 and somehow I was paying 1300 a month, my last month which was July I left paying exactly 1,505 WHICH IS INSANE FOR A COLLEGE STUDENT. Maintenance would walk in at anytime whenever they felt like, leaving my lights on, leaving my door unlocked. I saw a guy looking through my front door window as well as another guy trying to break in my apartment which was caught on camera. The next morning I called the office and Daniel answered which he is not professional at all his response was "did you call the cops" and said there is nothing they can do. THE GATES ARE ALWAYS OPEN. I also needed help with my car because it would not start and I went into the office to see if someone had cables and when I went in there I was speaking to one of the girls and DANIEL jumped in and laughed in my face and said "we can't help you". Then I proceeded to go find Louis the head of Maintenance and he jump started my car in 5 minutes. Louis was great but he is no longer there which isn't suprising. Daniel is very unprofessional from going into peoples units touching their personal items and eating residents food. Your disgusting DANIEL. ( Make sure to take picture of everything if you move here and be ready to get charged for damages that were already there.). As a manager said "their goal is to make 150 per bedroom" when move out approaches.) Save your money and time and avoid this place. I will attach pictures.

Got billed for cleaning and painting and failure to return the key but we have pictures of a perfectly clean apartment and common area and proof we turned in the key. Now we have to file a dispute through a 3rd party of which we have no way of reaching them to check the status. To make matters worse, all residents got billed the exact same amount for the same reasons. Clearly something wrong with their system and trying to collect from students on unwarranted charges. Parents and students beware…

Meagan was very friendly and informative while giving us a tour of the property. she was patient and allowed us to view the renovated unit and pointed out differences in the available floor plans. She honestly answered our questions and repeatedly asked us if we had any more. The common areas were pretty and appeared to be well kept. She did not put major pressure on us to sign but encouraged us to join the community. Overall it was a very nice experience.
