This apartment complex has completely failed when it comes to basic maintenance and resident safety. I put in an emergency maintenance request for our AC, spoke with dispatch, and was told someone would contact me. An hour later, the maintenance worker finally called, only to tell me that because it’s “cold outside,” it’s not an emergency, and they won’t come fix it until Monday. What makes this even more unacceptable is that he admitted our condenser is leaking Freon, a problem that has been known since the beginning of November, and nothing has been done about it. That’s not just poor service, that’s negligence. Freon leaks are a serious safety and health concern, and ignoring it for months is incredibly irresponsible. Emergency requests should be treated like emergencies. Instead, residents are dismissed and forced to live with unsafe, unresolved conditions. If you’re considering living here, be aware that maintenance issues are delayed, downplayed, and ignored, even when they affect your health and comfort.

I have been with Logan Ridge for 2.5 years and have been in 2 units total The management has always been helpful especially the property owner who has had to talk to me directly about a few apartment issues. They’ve always have been very communicative AS LONG AS you communicate with them. They’re very good at reciprocating kindness As for maintenance, they’ve been insanely helpful. They’ve come to repair leaks, wall holes, and even replaced my fridge within a reasonable time. One complaint is that there were holes made in my ceiling to find leak issues that were never repaired (most likely not a choice of maintenance to whether or not it was fixed). There are no amenities and the cost reflects its proximity to campus, if you’re a student at least. Overall this is a good place to live, with its location near the whole forests its closeness to campus. There also was not much crime in the area so it was pretty safe. Thank you to the property management for everything!

My unit has been raining from the ceiling since last July when I moved in, every other month or sometimes week there is a new leak in my apartment. Management doesn’t care and my apartment smells like mildew now. I haven’t had a working dishwashing machine since moving in last year, and have had a hole in my drywall in a new spot every month. I would say if you don’t mind fixing random thing, cleaning upon move in and dealing with painted over issues for ≈ 800+ a month go for it. I would strongly suggest moving somewhere else if you can. I heard from one of the repairman doing my ceiling one day that there was an awful leak and design to this buildings a few years back that caused the original managers/openers to go under and sell. It seems that the new management doesn’t care and just flexseal everything. Additionally he told me there were 4 other leaks throughout the complex whenever he was repairing my unit. Decent location but really bad management and maintenance team. Overflowing trash Unkept landscaping Dog poop everywhere Bad appliances (have destroyed my clothes) Moldy washing machine Broken dishwasher (over a year) Constant leaks Overcharge on utilities in first few months ($150+ for water?!) List goes on.

I've lived in several different apartments in San Marcos and this one is by far the best. Management is friendly, polite and helpful. The best management I've interacted with. The property is quiet and mostly clean. The units are a great size and very modern looking. My only gripe is, it seems maintenance might be understaffed. The workers who are currently working maintenance are great but it seems like there might not be enough of them to cover all of the work orders they get effectively. Other than that, great place to live.

New management is fantastic. The manager Beau Snowberger is the best property manager there is. I have rented from one of the properties he was managing before, and nothing but top notch service from Beau and his team; same day service, kind/professional management style, he truly cares about his renters and goes above and beyond to make sure everything is great for us. It was a breath of fresh air hearing he would be managing the place moving forward. I know he will bring this place to where it should be and can say with confidence that Logan Ridge will be a stellar apartment to call home.
