I’ve lived here since August 2025 and have had a great experience! The staff is super friendly, and maintenance is always quick to respond. I highly recommend this place for college students looking for a comfortable and reliable place to live!

Living at Leah Avenue was one of the worst housing experiences I’ve ever had. The units are outdated, full of cheap appliances, and maintenance is unreliable at best. When our washer started leaking, maintenance showed up and, for some reason, took apart our dryer instead. After he left, neither the washer nor dryer worked. The leak eventually caused a giant hole in the wall that took forever for them to patch. Their “emergency” maintenance is just as bad—during a storm my roommate’s window literally blew off, and no one ever showed up. We had to fix it ourselves. From the start, we complained about the poor weather stripping on our door, which made our rooms hot and let in bugs. When they “fixed” it, you could still see a strip of light where the door didn’t seal—so nothing improved. And when our old dishwasher broke, they replaced it with an even older one that didn’t even fit properly, sticking out about 5 inches from the cabinet. They also give zero notice about construction. During the semester, they started remodeling after hail damage, but instead of real repairs they just slapped paint over everything. That’s exactly how they “fix” the inside too—paint over problems, which quickly chip and peel. And of course, they’ll try to charge you for it later. The only two positives are the internet and the fact there’s a bus stop—but since it’s a 15-minute ride to campus with two stops before, you’ll probably end up standing the whole way. Yes, it’s one of the cheapest options in San Marcos, but you get exactly what you pay for: headaches, poor maintenance, and appliances older than you. Honestly, I don’t believe the positive reviews are real, because no one who actually lived at Leah Avenue would rate it more than 1 star. I wouldn’t recommend this place to anyone—not even to my worst enemy.

Do not live here. From the start, the quality of the unit was extremely poor, with obvious cheap paint cover-ups and no weather stripping anywhere. This led to constant bug problems throughout the apartment, and we even had to purchase our own bug repellant just to try to keep them out. Half of the appliances didn’t work properly. The dishwasher had to be replaced, and the one they installed didn’t even fit correctly. The washing machine broke and leaked into our downstairs living room, causing a hole in the ceiling, and it took management nearly a month to fix it. The microwave barely worked to the point that we had to buy our own replacement. One of the stove burners didn’t function at all, and even the sink had a leak when we first moved in. On top of that, the A/C was extremely weak and had to run almost nonstop just to keep the apartment livable, which caused very high utility bills. The dryer was also very weak, and instead of addressing the issue, management tried blaming us by saying we weren’t changing the filter — even though we cleaned it after every single use. One of the worst experiences was during a major storm, when a window was blown completely off its hinges. I called emergency maintenance, but no one ever showed up. That lack of urgency and care summed up the management’s approach overall. To make things worse, management began random remodeling projects with no prior notice. At the time, I was working overnight shifts, and being woken up at 7 AM by loud banging on the walls with zero heads-up was extremely frustrating and inconsiderate. The only positive thing I can say is that rent is relatively cheap and the wired internet connection is decent. Outside of that, the condition of the apartments and the neglect from management make it a very frustrating and disappointing place to live.

I moved into Leah Avenue Townhomes last semester and it’s been awesome. The location is perfect for Texas State students and being on the bus route saves me so much time and gas. My apartment was in good shape when I moved in and any maintenance requests I’ve had were handled quickly. I also really like the pool area. It’s a great place to hang out when it’s hot.

I’ve been living at Leah Avenue Townhomes for a while now and honestly, it’s been a great experience. My unit was clean and ready when I moved in, and maintenance has always been quick to fix anything I needed. I love that it’s on the Texas State bus route, so I don’t have to worry about parking on campus. The pool is huge and perfect for relaxing, and the gym is super convenient. Plus, it’s right across from Sam’s Club, which makes grocery shopping way easier. Overall, it’s been affordable, comfortable, and a good spot for students.
