I’ve had such an amazing experience living at The Local Downtown as a student at Texas State University. The downtown location is unbeatable for the price and makes everything so convenient. Campus, restaurants, coffee shops, and nightlife are all close by. It’s perfect for balancing school, work, and my social life. The apartment itself is modern, clean, and well designed. Even with my layout being a 4x4, it still feels spacious and comfortable. I also really appreciate that everyone has their own bathroom, and they are surprisingly spacious, which makes daily living much easier. The amenities stand out as well. The study rooms are a huge help during midterms and finals. They are quiet, well maintained, and great for getting work done. The gym is very convenient since it’s open 24/7, and the pool is great for relaxing and is always clean, which I really appreciate. Parking is another huge plus. Covered and assigned parking makes daily life much easier and takes away the stress of trying to find a spot downtown or worrying about getting towed. Management, staff, and maintenance are all super nice. Maintenance requests are handled quickly and efficiently, and communication from the team is always clear and professional. Knowing that issues get fixed fast makes living here stress free. Overall, The Local Downtown is an awesome downtown apartment for Texas State students. Between the location, amenities, spacious rooms, covered parking, responsive maintenance, and supportive staff, I genuinely love living here and would absolutely recommend it to other students.

I've had a number of major issues here, and the management's lack of communication has been really frustrating. My car was towed out of my assigned parking spot in July, and even after the manager said he would “investigate,” I haven’t received any follow-up or reimbursement months later despite emailing multiple times. The gate recently closed on my rear bumper as I drove out of the parking garage, causing severe damage. I also reported this, but I never heard back. I had to take my car to a body shop to get repairs and pay an immense amount of money for a college student. Basic responsibility and communication should be anticipated given the cost of living and being on time with my rent every month. Regretfully, I have not had such experience.

I live at the Local and the quality of living is really good. The staff and on-hands personnel are amazing. Richard specifically has help me along the way with problems, if any, that I had. Would highly recommend living here if you’re looking for a good living space that’s near to the Texas State campus.

Richard and the downtown crew are awesome! Super friendly, helpful, and always make you feel welcome. They go out of their way to take care of people and make things easy. The whole downtown staff is great, but Richard really stands out. His customer service is top notch, very friendly, patient, and willing to go the extra mile. Glad I invested my money with him and the whole team!

My son lived at the Local for 2 years while attending Texas State University. I would absolutely recommend the Local based on his experience and value for money. Whenever he had any kind of maintenance request or needed help from the leasing office, the team was always responsive and helpful. Their online portal makes it easy for keeping track of rent and maintenance requests. The building does get a good amount of traffic considering how many tenants are living there so I do expect to see some wear, but overall it seems well maintained. He never had any insect/pest issues while living there. The room itself was clean at move-in. The fact that it’s furnished with bed frame, mattress, drawers, desk and chair was very convenient and made moving in and out easier. I also liked that each person in the apartment had their own bathroom. The shared spaces are open and big enough to be comfortable. Also, having the in-unit washer/dryer was a big plus since some of the places we looked at had shared laundry areas that were pay to use. The utilities were also reasonable since the bill is split up per resident. I like how engaged they are with the residents too. It seems like they are always doing fun activities or bringing in food or treats for the residents. The amenities are nice too…the pool, the computer room and the gym. This was the perfect location for him. It was walking distance (2 blocks) from school. It’s also a really walkable area with grocery store, shops, restaurants and parks nearby which was great for him because he did not have a car while in school.
