Sadler House

I've lived in several apartments in the San Marcos area when I was a student. Upon moving back to San Marcos as a graduate, Sadler House was at the top of my list based on my own past experiences and the recommendation of others. Nick was absolutely fantastic in helping me and my partner find our perfect unit. The office staff was also gracious with us when we had a move-in date mix up, and had to change plans a month out from moving. The actual quality of the units and property is among the best in the city. Not to mention, living on a hospital grid is a huge plus when it comes to central Texas weather. We ran into some issues with the resident portal, and Tiffney and the rest of the Hayden staff were so helpful in ensuring the issue got resolved. I highly recommend Sadler House for a list of reasons, but the level of care given to the residents is definitely at the top. Following up 2 years later: we finally moved out of Sadler House to rent our own house. I was really nervous about the move out fees, as I’ve been burned before in San Marcos. Sadler charged us a perfectly fair amount. I am beyond happy and relieved to say that I can STILL back this initial review.

I just moved in today, and Micah and Moses were the most amazing help. They guided me through the entire process and went out of their way to assist me. I appreciate it so deeply! They answered all the questions I had and were so knowledgeable. I am looking forward to the rest of my stay knowing that they such have amazing staff here!

After moving out, I was charged $45 “touch up cleaning fee” for a light amount of dust particles and hair in a sink. I left the apartment with normal wear and tear and in good, clean conditions. Sadler believes the $45 charge was reasonable since it was a reduced amount compared to the cleaning cost they paid. Based on this, tenants could potentially be charged a cleaning cost of over $100, for standard turnover cleaning that is the responsibility of the property when preparing a unit for the next resident. I would not recommend this property because Sadler charges for standard turnover cleaning of the property and they are being passed on to the tenants. Also, prior to move-out, I completed the pre-inspection and cleaned the areas Sadler identified. After I cleaned those items, I requested a 2nd pre-inspection and sought clarification from Sadler regarding those identified areas and any additional cleaning to meet their standards to try to avoid potential charges. No response was received for that matter.
