Things have definitely improved recently and it feels like the community is being taken care of more. Communication is better and everything just runs smoother. The staff is friendly, maintenance is quick, and it feels like a place where people actually care. I’m happy living here and would recommend it.

Would highly recommend you stay far away from this place!!! Where should I start? I guess I'll go in order from my personal biggest headaches with this terrible complex. 1.) leasing office. Good luck getting in contact with these people. Never answer the phone, hang up the phone on you while you placed on hold, and cant execute a basic task on time. Had a horrible time trying to move out as they did not push my paperwork on time, even though they had months advance notice. 2.) Maintenance. Good luck putting in a Maintenance call. I had to put in multiple Maintenance calls for the same thing just for somthing to get fixed. Had a huge bug problem in my unit and it took 4 times of Maintenance request to get someone to come. (And there is still a huge bug problem with these units and im not the only person experiencing this!) Vandalism on cars, to loud neighbors accross the complex and leasing agent blatantly lying to me about getting a renovated unit upon move in and not getting a renovated unit. All in all I would stay clear from this place and hope this post can help somone from a terrible living experience. Would have gave them 2 stars but the unprofessional from the leasing office sealed the deal on this horrendous place.

I want to start by saying how much I truly love my apartment — it’s beautiful, in a fantastic location, and overall a place I really enjoy living. The community itself feels great, and the people around have been kind and welcoming. That said, I’ve been incredibly frustrated by the misleading or unclear communication I’ve experienced with the management and staff. It’s a shame I feel the need to write this, but I’m hoping it brings some attention to the issues. Shortly after moving in, I had a leak in my ceiling just two days into my stay. These things happen, and maintenance was quick to come out and stop the leak — which I appreciated. However, they told me someone would be back by the end of the week to repair the three holes in the ceiling caused by the leak. It’s now been nearly two weeks, and I haven’t heard anything. I still have a large fan and bucket sitting in my bathroom, just waiting for someone to return and complete the repair. Another issue was around my rent payment. I stopped by the office on September 30th to pay October’s rent early — I always pay early to avoid any issues. However, I was told I didn’t owe anything until November because I had moved in under a promotion offering the first month free. That was news to me, but I trusted the information. Then about a week later, I got a call from the main office telling me my rent payment had bounced and that I owed a balance. Naturally, I was confused — I had tried to pay, was told I didn’t owe anything, and now I had a late rent charge and a bounced check fee. I explained the situation and was told I’d only need to pay a $50 late fee, but when I checked my app, I saw two separate $50 charges — one for late rent and another for a bounced check. That’s now three different instances where what I was told didn’t line up with reality. Again, I love my apartment, and I genuinely want to have a good experience here. But these repeated miscommunications make it hard to trust what I’m being told by the staff. I’m not someone who likes confrontation, but the lack of clear, consistent communication has left me feeling uneasy — especially as someone who just moved in. I hope this improves moving forward.

I couldn't be happier with the pool here! It's always sparkling clean and well-maintained. At my last apartment, the pool was never usable due to poor upkeep, but here, I can always count on it being pristine. Every morning, I see the maintenance team working hard to keep it in top condition, which is much appreciated! It's such a relief to have a reliable, clean pool to enjoy, especially during these hot summer days. Highly recommend this place if you're looking for a spot with a top-notch pool!

I spent 5 yrs here (2018-2023) and it was one of the best apt experiences of my life. It’s perfect for upper level undergrads, graduate students, and families. The privacy is unmatched! They were always accommodating and kind to me. The apts were big and cheaper than Austin. Although the rent has risen for new residents, the upgrades they are making are worth it. Bring back the laundry room! Overall, you’re going to enjoy your time here. Thank you River Oaks Villas for an unforgettable experience!
