I love living here! The office manager is just delightful. The river and trails so close is a MUST. The views from my upstairs bedroom overlooking a bit of Texas hill country and my whole place being filled with beautiful natural lighting are huge pluses . Crockett Elementary has some real super star players, and all of my neighbors are just the kindest people! There is a true sense of community and who you are within that community here at Rio Ranch Townhomes.

I have loved living at Rio Ranch Townhomes for 4 years now. Karen is an amazing property manager! She is always very friendly and helpful to me. I would recommend anyone living here for a beautiful home experience!! Also its 5 minutes from the San Marcos River.

I lived here for a year, and it was an awful experience. I read some of the one star reviews thinking that they were just being petty. I was completely wrong. On move in day I was handed a key and was casually told there was a "small cockroach issue" in the unit. I did not think much of the comment, thinking that the issue had been mostly dealt with and there would just be a few lingering roaches. I came home that night after dinner, and the kitchen counter was covered in hundreds of roaches. This issue persisted for months, despite multiple pest control visits. The AC barely worked, especially upstairs. It was nearly 80 degrees in the bedrooms during the summer. I would be sweating even at night. The maintenance guy came off as friendly and helpful at first. Though, he became a little too comfortable with my roommate and I. He would always want to give us full on hugs and call us pet names. At one point, he made an excuse just to come into the apartment. I was home alone. He asked me where my roommate was and asked why I didn't have a boyfriend. He forced me into a very uncomfortable situation. I never felt safe coming home, in fear that I would run into him again. Property manager was kind and responsive. She truly tried her best to try to make living comfortable. Maintenance orders were dealt with in a timely manner, though the work was sometimes poorly done. I was unhappy from the day I moved in until the day I left. I do not recommend this place to anyone.

I’ve been living in this apartment for the past 5 years, and I’ve seen it go through a complete transformation since it was bought out by the new management. The property has been well-maintained and consistently improved over the years. One of the biggest highlights of living here is our property manager, Karen. Despite what her name might suggest, she is the complete opposite of the stereotype—Karen is warm, thoughtful, and genuinely cares about the well-being of the tenants. Even though we don’t speak often, every interaction with her feels both professional and personal. She makes it a point to know and understand her tenants, which creates a sense of community and trust. Repairs are handled quickly, and the team does great work every time. I would absolutely recommend this unit to anyone—not just because of my great experience here, but because the level of care and attention from the management team makes a real difference in everyday living.

Ive lived at Execitive Townhomes for 3 years and I like how friendly my neighbors and office people are. The office responds promptly when I have issues and the maintenance people are very nice and do good work. They are very pet friendly, have shared washer/dryers room, pool and plenty of area to play with kids or hangout. If you are looking for a nice sized fenced-in backyard but can't afford a house this is the next best thing. If I was asked if I would recommend this place for friends and family? I would say yes with out hesitation.
