I’m new to san marcos and have had a hard time finding the right apartment for me. I had a great time touring cabana beach and am strongly considering signing, especially since breanna was so incredibly kind and helpful through the whole process! I really appreciate all the help she provided!

just recently went on a tour and it was thorough, Josie was our guide and she answered all questions that we had well. The thing I did not like about this apartment is that there are so many fees stacked onto the base rent. So yes the price may sound great at first but once those fees stacked up it makes you consider somewhere else. I just want to say thank you Josie for being so helpful!

We had a great experience checking out this apartment complex. Kayla was super helpful and answered all of our questions while giving us a tour. She was friendly, easy to talk to, and made the whole experience feel comfortable. We really appreciated her help! I recommend working with her!

Living at CB has been the best experience! I absolutely love the amenities (specifically the pickleball courts 🤸♀️) and our apartment is so cute and homey!! My roomate and I had a difficult situation with our third roomate— and the staff was so quick to step in and help us. Kara specifically, was so kind and understanding and quick to cater to our needs!! 10/10 recommend signing at Cabana Beach!!!

This was my first year living off-campus, and if I could go back and choose literally anywhere else I would. Today was my final straw. There has been a plumbing issue in building 10 where I stay, and they are trying to get it fixed. Ok, great, but then they don't tell us when they are going to shut off our water??? There was no email correspondence about it this morning, and I had to find out when I tried brushing my teeth. It is always one thing after another at this place. I know some people have had an okay time here, but for me and my husband in a 2x2 in building 10, do not come here. If you are in a 2x2 in building 10, break the lease, seriously. We have had ant infestation after ant infestation because there are literal holes in the baseboards because the foundation of the building is absolutely obliterated. They spend more attention on the landscaping for the complex than any of the major issues of the buildings. They are finally fixing the foundation right now, which doesn't even matter for us because we move out next month. When we moved in, our dryer duct was torn up, A/C stopped working multiple times, dishwasher was broken, microwave broke while we were here, and the screens in the patio that make the place worth coming to constantly break because they get a cheap servicer to screen the patios. We take care of our living setting, cleaning every week and keeping it tidy, of course natural wear and tear will occur, but not to this level. Not to mention, utilities are so high here. It is my husband and I living here, and we pay anywhere ranging from $200-350 for utilities in total; they get split, so we each pay $100-175 EACH for utilities. The lowest month for utilities we had was maybe $175, and that was because our whole A/C unit died, and we had to get a new unit so we were without an actual A/C unit. The wifi connection was also really horrible, and it was difficult for both of us to complete schoolwork at the same time. Maintenance was extremely slow at the beginning of the year for these issues; it took ~3 weeks for work orders to be completed, which I understand is not the maintenance guys' fault, but rather the crappy apartment complex's fault, as they just need to hire more workers. The photo below shows my husband having to tape up the screen because it came undone and the screen was just flapping open. The photos of the floors show how we have actual wood flooring in one of the bathrooms, but we have vinyl stick-on flooring for the rest of the apartment. TLDR; water shut off w/ no notice, which is illegal!!, ant infestations, foundation issues leading to holes in ground, wifi sucked, appliances were crappy, screened-in porches not worth it due to always breaking, people don't pick up their dog poop anywhere and are not enforced to do so, and the utilities are extremely high.
