This complex offers a fantastic location for students, being just a short walk from campus and close to downtown amenities. Many residents appreciate the friendly and helpful staff, the social atmosphere, and the convenience of furnished apartments and on-site amenities like the pool. However, some students have experienced persistent issues with appliance repairs, elevator functionality, and occasional water leaks or flooding in units, which can impact the day-to-day living experience.

Update to rating again: The new management team which has been the same team for the last couple of months is actually working hard at resolving issues. I’m hoping they will turn this place around because it has a lot of potential. My daughter has filed several maintenance requests which have been addressed. Apartments with water damage are being renovated. The management team has been very professional and kind. The elevator and parking garage are now working. The pool is chemically treated and swimmable. I would encourage management to keep addressing the water leaks and air quality issues in the other apartments, and I believe they can really turn this place around. Update my rating - this place is experiencing major water leaks as communicated by my daughter's soon-to-be roommates. I feel I was misled and pushed to sign an extension (thankfully did not) even though the management know this place is uninhabitable. One of the roommates experienced water leaking on her laptop and none are currently living in the suite due to water leaks. Message to management: do not try to rent out uninhabitable units to unsuspecting tenants. Original rating: Tyranie and Alivia were so helpful and kind with our leasing experience. The apartment looks so nice and we spoke to a longtime resident who had only good things to say.

If I could leave one star I would. Apartment itself is nice enough, but the whole reason I signed over the WAY higher rated apartments near by was the management. I moved in and they switched management right away. Maintenance is mediocre at best at resolving issues, I’ve also come back for 2 days to pack up my apartment, and returned to a flooded kitchen. When I reported it I was “top priority,” over 3 hours later and I’ve had 2 people on 2 separate occasions walk in, look at the water, and leave. What a great help. Also be warned the garage broke during some power outage (understandable)- 5 months later and the garage is properly shut maybe 5% of the time. Just to warn you will pay $120 a month JUST TO PARK to have the same security of a public gas station. Also do not expect any sort of “perks” to signing this overpriced complex, they hosted maybe 2 “sonic giveaways” where the first 2 or 3 people (hundreds of tenants mind you) got a free $1 drink. Besides that, one pizza party was held. All of my friends residing at complex’s across San Marcos get free chick-fil-a breakfast, free lunch, etc. For $1700 a month this place is a JOKE. Save your money and time and do not sign. Also to note my rent (including utilities, OVERPRICED parking, etc) is nearly $500 more than when I signed ONE year ago. I will be moving out as soon as possible- could not recommend enough to skip past this place. A convenient location is not worth all of this stress.

WOW! I regret not renewing my lease. The new management is phenomenal! I’ve lived with a broken sink the entire year, and it became part of the apartment. I went down to meet the new team and casually mentioned the sink. Not even 20 minutes later, Elyssa Trevino sent Mike to fix it. Also, I've never met a woman as hardworking as Mary Moreno. Since the day I met her, she has been extremely hospitable and excellent at her job. I would renew my lease just for Mary, lol.

I have lived at this complex for the past three years and have consistently appreciated the professionalism, sense of autonomy, and dedication to serving residents that the staff demonstrates. During a recent visit, I had a few questions, and Elyssa was incredibly helpful. She was warm, knowledgeable, and truly exemplifies the level of service that has made me enjoy living here for so long. Elyssa was eager to assist, exceptionally kind, and went above and beyond to ensure my concerns were addressed. If she didn’t immediately have an answer, she was committed to finding one. During this period of management transition, she helped alleviate a great deal of stress and made me feel valued as a resident. Elyssa is a wonderful representative of this community, and her positive attitude, professionalism, and willingness to help are greatly appreciated. I felt we were just having a conversation with so much compassion and empathy for her duty to serve our space in the happiest way possible. Thank you for having team members like her who genuinely care about the residents they serve!
