I have lived here for more than a year. It’s really a good place. It’s gated, secure, private, and homely. It is a good housing place for family. It’s fairly old, but the facilities are up to date. What makes the place stand out is not only its nearness to the university campus and all the big grocery stores. What makes the place great is the management’s politeness, willingness to always help, and promptness in fixing any issues once called upon. I chose to renew my lease because of the quality of service of the property management. I recommend it highly to persons seeking peaceful housing and families that want modest but decent homes in San Marcos.

Great place to live in. Management and maintenance are nice, and although the complex is on the older side, they are trying to make renovations and upgrades. Love the townhome style to feel like a home.

Save your money and go somewhere else. This place is horrible. Management is bad. Maintenance is bad. Maintenance workers take forever to come out and fix something and then when they finally "fix it, it's somehow worse. They took forever to cone replace the sliding glass door and while I stalling the new door they left a big crack near the door frame on the inside of the apartment. When Maintenance cuts grass they dont care if they hit tenants vehicles with debris and grass also makes it way inside through the cracks in the front door when they cut.The fences got recently "done" but they look like some kids came and did the fences. The apartments themselves aren't properly sealed off so all sorts of bugs get in either through Cracks in walls or the improperly sealed front door with gaps in it. They quick to ask for rent or tow vehicles w no parking sticker displayed. The unit i stayed in, the kitchen sink is letterally held up by wood 2×4 and the sink has gaps between the it and the counter tip. Never been able to use the dishwasher cause it smells like something died in it. Ever since i moved in, we told maintenance about the living room blinds falling off and they said they would replace it and noyone ever came or gave an update. The tiles in the bathtub are missing like half the grout. The railing on the stairs feels loose and unsafe. Maintenance is supposed to do monthy pest control but they only came out like once since ive been here and that was it but they still charge for it. Honestly RECOMMEND NOT RENTING HERE!!! GLAD IM MOVING OUT

WORST apartment to ever live in! I first moved in my kids room fan in their room was hanging from 1 Wire! Told the front office and was told that it would get fixed.. never happened. Living in a 2story is the worst experience in the summer it’s hot the vents don’t even blow air just downstairs area is cool. My sink messed up and I told the front office and again was told it would get fixed never happened if your looking for apartments for the price your paying at Aqua 16 I suggest you goo to another apartment complex because your gonna be paying for old apartments they have been worked on for so many years. There was mold on the ceiling. The Manager can work with you but I wouldn’t trust it! Sorry no sorry!

Since the new management team took over, these apartments have truly taken a turn for the better. While the current buildings aren’t in perfect condition yet, it’s clear they’re making lots of improvements and working hard to renovate. The new apartments they’re renovating look pretty good, which is a step in the right direction. The management team is relatively understanding and empathetic.. something I find rare in apartment management. They’ve been on top of addressing issues we’ve voiced, which has made a big difference. Maintenance is friendly and efficient, and the pools are definitely a nice perk to have. Javier, the current manager. He’s been extremely responsive to any complaints we’ve had, whether it’s about other tenants or any visual or otherwise concerns. Overall, things are improving, and I’m optimistic about the direction the property is heading.
