Disappointed to say the least. For the amount in money you pay here, you do not get your money's worth. It is not worth the amenities. A couple of months ago my boyfriend's motorcycle was stolen overnight, even with gates AND a gate attendant past 9:30pm, who apparently just lets anyone and everyone in. Yes we understand the complex is not responsible, but the staff took almost 2 weeks to "review footage" after we kept bugging them, which was never shown to us, so we never knew if they actually checked. He got an insurance check to replace the bike yes, but why would he want to park it at our complex for it to get stolen again? So we had to spend MORE money to add a private garage to our account. THEN someone without a parking sticker, so a visitor, parked horribly and blocked me in so I couldn't leave for work. Whoever answered the phone in the office said they'd call the tower-- never did and the truck was there until night. Should I pay out of my own pocket with no apologies for an uber and still be late or??? Only reason I was able to get my car out is because the person next to me left so I was able to wiggle myself out. Then, for Christmas time my package was left outside of the package lockers because they were full, and my package was ultimately stolen. That was my final straw 😐 Bottom line, take your money elsewhere because management is unapologetic and does not assume any responsibility. Get your moneys worth somewhere else.

⭐ 1 Star Do not move here if you value peace. I’ve only lived here for two weeks and have not been able to sleep since moving in. The upstairs neighbor plays loud music and stomps heavily as late as 2 AM, almost every night. The walls are so thin that you can hear everything — footsteps, music, bathroom noises, and even private conversations. The property advertises having an on-site officer, but calls have never been answered since we moved in. When we contacted the leasing office, the manager dismissed the situation as “just apartment living,” which has not been my experience at other apartment complexes. Management initially said they would move us to a sister property, but now they are delaying and changing the story, saying it needs owner approval. Meanwhile, they are charging $5,000 to break the lease, leaving tenants stuck in an unlivable situation. If you value peace, sleep, or responsive management, do not move here. The lack of accountability and concern for tenants is unacceptable. -Olga Cruzado & Emanuel Perez.

I waited a while before writing this review just to make sure everything at The Villas at the Rim was consistently good — and it definitely is. The property itself is very nice and well-kept, and my apartment is beautiful. Maintenance is always on top of their game and responds quickly anytime something comes up. The front office staff is amazing as well — friendly, helpful, and professional every time I’ve interacted with them. Overall, I’m really happy living here and would absolutely recommend The Villas at the Rim to anyone looking for a great place to call home

Review of The Villas Apartments (2018–2024) I moved into The Villas in 2018 when the property was relatively new. At that time, the community felt professional, clean, and well-maintained. Over the years, however, the quality steadily declined. During my five years as a resident (first in a one-bedroom, then a two-bedroom as my family grew), I noticed a consistent drop in upkeep. Elevators would break and remain out of service for six months or longer. Common areas became less cared for, and it was clear that some residents did not take pride in the community. When we transferred from our one-bedroom to our two-bedroom, we left the first apartment spotless—patched holes, vacuumed, and thoroughly cleaned—and our deposit was applied without issue. However, when moving out of the two-bedroom in 2024, the management took a very different approach. They began “nickel and diming” for minor issues such as a bathtub cleaning fee, ultimately billing us an additional $400 on top of keeping the deposit. I refused to pay because the charges were unreasonable, only to have it sent to collections a year later. What concerns me most is the business practices. The property is managed through various LLCs, making it extremely difficult to file complaints with the BBB or hold them accountable. From my perspective, this reflects a lack of transparency and ethical responsibility. Bottom line: While The Villas started out as a promising, professional community, my experience is that standards have fallen and management prioritizes profit over residents. Be aware and proceed with caution before signing a lease.

Inconsistency and no communication within office staff. Make sure you ask all the questions and concerns before signing lease. Rent is cheap due to being outdated apartments but definitely can get a better and newer one in the actual Rim area for the same price at Villas. Definitely don't take your furbabies to the dog park it's fleas infested. Amazon packages get lost in the lockers that you pay as an amenity.
