Make it make sense how in total by townhouse 4 people paying over 2k and some people are paying pet fees and we have an strict parking/visitor policy yet somehow yall cant figure out how to fix the GATES?? This has been over a year long issue. Not even the code buttons work. Make it make sense. Where is the common sense to invest into the gate systems of this place? If yall can afford to get a towing car to get here multiple times a day to move our cars im sure yall can easily go out of ur way to NOT make entering the villas so difficult.

DO NOT MOVE HERE! I moved into Villas at Babcock on August 22 and paid $750 in advance. In September, I also paid $850 rent, but I stayed there only for a very short time. On August 26, just four days after moving in, I clearly informed the property manager that I needed to cancel my lease because I was relocating to another state. I asked for early cancellation, but management did not cooperate and told me they would not cancel my lease. There was no proper response or solution offered. Later, in October, I found an option in their system to cancel the contract, so I followed their process and officially canceled the lease. Despite this, they are refusing to refund my money, even though I gave early notice and did not continue living there. This has been a very frustrating and stressful experience. The lack of communication, refusal to help, and withholding of payment is extremely unprofessional. I do not recommend Villas at Babcock, especially for students or anyone who may need flexibility or clear communication.

DO NOT LIVE HERE!! tldr: gate always broken, they double charged me for rent, they towed my roommate with a valid parking pass, washer broke and our unit flooded, etc The gate scanner would constantly break so we would have to wait 5+ minutes for someone to leave so we could get inside the complex. There was a keypad which would’ve solved this, but management changed the code halfway throughout the year and wouldn’t tell it to anyone. Supposedly this was because residents were giving it out to their friends and uber drivers too much, but isn’t that the whole point of a gate code? One month their rent portal glitched out and they double charged me for rent, they said they couldn’t refund me but they could mail me a physical check which took around 2 weeks to arrive. During those 2 weeks i was incredibly broke because management was holding on to $700 of my money. They towed my roommate for no reason, who had a valid parking pass and everything. The crazy part is that they never tow anyone here ever, and the one time that they chose to do it was for someone with a parking pass. If they really were just itching to tow someone, i knew multiple people who parked here without a parking pass and they didn’t get towed. Luckily my roommate got his car back for free, but he still had to miss work on short notice and didn’t have a car for 2 days. One of our sinks leaked all year even after we put in a maintenance request for them to fix it and another sink wouldn’t drain all year. The worst of it was when the sensor on their washer broke and it started spewing out water and FLOODING our entire apartment. When we realized, there was around 5 inches of water on the floor and we had to throw out so much of our stuff. When we talked to management they said they wouldn’t cover any of the damages and that we would be lucky if they didn’t charge us for damages to the unit, even though it was their faulty washer. The final middle finger from this complex was a move-out fee of $170 for myself and $430 for the entire unit. Supposedly this fee is for wall paint, which is insane. The imperfections in our walls could be fixed in like 20 minutes with like $5 of paint. This company loves to punish you for the smallest things, but they constantly screw up and never face consequences. Whoever’s reading this, please choose to live somewhere else. Don’t do it for me, do it for yourself.

I actually like living here, i love my unit and the study space in the club house. They recently changed our locks and added more security which is definitely a plus. Maintenance does take a bit because of staff shortage but they definitely get to it and are very helpful!

DO NOT LIVE HERE! one of the worst experiences i’ve ever had, the place was not cleaned or checked on before move in, there was so much left over appliances that i had to get rid of that weren’t even mine or my roommates just so i wouldn’t get charged for the left over mess. the whole downstairs was a mess, fridge had gnats and was completely dirty, bathroom and laundry room were disgusting. Don’t even get me started with the gate. why am i having to wait outside the gate 10-15 mins to get in my own apt because the gates don’t work with the code OR the gate pass hello??!!!???? how unsafe is that. They find any reason to charge you for something. my last month living there they charged me $110 for delayed water bills? not once was i told there was a delay, as far as i knew i was paying it every month with rent and when i emailed them about how inconvenient that was for me and my roommates i got about 2 responses back but after that they never replied all they did was argue back with me and then ignore me! i’ve been moved out for 3 months and they are STILL charging me for stuff that had NOTHING to do with me. I’ve tried emailing them and was even given a email to dispute some charges that shouldn’t be there and NO ONE ever replies to my emails!!! so unprofessional and i seriously think this place should get shut down. save ur money and go somewhere better!!!!
