While the office employee was professional and answered all of our questions, for some reason their rental history screening process dinged me on my rental history. The only thing is: I have perfect rental history with no missed payments and have a credit score in the mid 700s. And, due to the application fee being obviously non-refundable, all I can say is that you might want to take this into consideration before applying as their screening process is obviously subpar, resulting in the apartment turning away a potential lessee with stellar credit and great rental history.

Great place to live! The apartment is comfortable, very spacious and well-kept, and the management team is really nice and responsive. The neighborhood is quiet and convenient, making it a pleasant place to call home.

Roaches!! They are everywhere. They crawl on you at night and poop on your clean dishes. Pest control does nothing. The maintenance guys are nice but the office people are not. The rent isn't too bad but if you try to break you lease it's 3x as much. The pool is always closed, the gym is only open during office hours due to the amount of trespassors on the property. Trespassors harassed me and my dog even when I told them to stop, the office said to call the police but the police never showed up (this happened like 5 times). The Iris complex next door is very loud, especially late at night on the weekends. There is trash everywhere, especially broken beer bottles. I get that the complex is old but the plumbing is terrible! All of my neighbors dealt with their ceilings leaking sewage from the bathrooms from the unit above them until it broke through the ceiling. You have to submit multiple maintenance requests to get a single thing done and it takes forever. If you have a Hyundai or Kia your car WILL get broken into. There is plenty of glass in the parking lot from broken car windows to prove it. DO NOT LIVE HERE!

I want to give an honest, authentic review in comparison to many other places I’ve stayed at. The front staff are amazing, they deserve 5 stars alone. They communicate through email almost immediately, they are understanding and effective. Maintenance is tricky, I love how friendly they are but sometimes problems don’t get fixed, they just get handled. For example: if your dishwasher has standing water, it’ll be drained with a shop vac rather than actually taken apart and cleaned which will fix the root of the issue. I feel like I did a lot of learning when it came to fixing things because maintenance just does the quick fix instead of doing what fixes things for the longevity. This seems to be a pattern with apartments though. I will say this- when I moved in, the place wasn’t really cleaned at all. That’s okay, except there were so many dead roaches, it was crazy. Through time, the pests got out of control. I was in building 3. Ants and roaches DESPITE having pest control come in frequently. I think the area may just have an insane bug problem and certain units are prone to it. I lived on the 2nd floor and the concrete stairs literally fell off the hinges beneath me and could have caused such a bad injury. The whole “paying to park” thing is also a huge let down here. My friends spent hundreds of dollars and still got towed eventually. My car and several others had been vandalized and broken into months into living here and I witnessed multiple shootings and a really horrific one at the shell next door. These apartments themselves aren’t horrible, some units are renovated, others not. The people keep to themselves and there are families. I just think the area isn’t the best unfortunately. The price being around 1000 for a 2 bed seems great but comes with lots of other potential issues. If you’re looking for short term - great management, this is the place. If you’re looking for longterm reliability- I’d say search more!

Communication is key. Since moving in, there was ongoing, yet- mostly addressed issues with a leaky door. Service request was helpful for the most part. We haven’t had issues as much since then for the door, pests and appliance. Also insulation of the building is okay. A/C worked great from the time we lived here. Pest control by request and quick! It’s crucial to communicate; they were helpful providing a temporary parking pass for my car issues. They work their best! Amber & Larissa have been helpful and give great service. Luis and other previous temp maintenance workers also practical and dependable. Harbor groups efforts and giving fair market rate values compared to other places I’ve had to say a lot of frustrations from first moving in- I.e. parking lot reconstruction, bugs, water turned off every now and then (became less frequent more recently,) the leaky door; I very much enjoyed it here and felt some relief thanks to communication. It is safe here enough. We are sticking to harbor group management and transferring to another location. It’s been a good experience. We’re hoping for the best at the next sister apartments. Would come back.
