I recently moved in, and will the process has been surprisingly easy. The Front Office staff has been amazing to work with all the ladies are wonderful, super attentive to your needs Knowledgeable on all questions. I will say I do appreciate their honesty and transparency about the process. My Apartment was supposed to be ready a week earlier than I had anticipated, but it wasn’t due to the washer and dryer not being ready, but I ended up getting a new washer and dryer, which I was super happy about The property is beautiful. I love their gym They always have events going on the property, which is super nice. The pool lounge area is beautiful and they also have a small convenience store on site which is wonderful because sometimes I don’t wanna leave my home just to go and get one thing from the store. I had a group of people help move me in and the Front Desk was wonderful enough to grant them all parking passes! Before moving here, I was hesitant due to the bad reviews online I had read. But after coming in person and talking with the front desk staff, touring the property and how easy my process was moving in. I would necessarily believe everything you read online. I do recommend living here if you are looking for a luxury apartment in a decent area where the traffic is not bad you’re not too far from the rim. You’re not too far from the Medical Center and you’re not too far from downtown. Happy to call this place home!

The new management team is great! Teresa showed appreciation for our longevity here by being really reasonable with us on some things. Made a tricky process go smoothly. Michelle is also new but knows her stuff and is super welcoming. They're very understanding and not as scripted as some staff have been.

For anyone that has roaches, I recommend 1 pack of BASF Alpine WSG Water Soluble Granule Insecticide from Amazon and a 1 gallon multi-purpose sprayer from Walmart or Harbor Freight. Spray the baseboards of your whole unit. Get behind the fridge, oven, washer, dryer, and under the sinks. If you have pets, let this dry for at least 2 hours before letting them loose. Also make sure they don’t eat the dead roaches that will soon show up. This product will at least greatly reduce the roaches. I went from roaches everywhere and all on the walls like ants, to just a few in the kitchen. I’m not sure how there wasn’t a single roach during my tour of the unit. I’m not sure why the complex let roaches take over. But, if you have reported to management and nothing has been done/fixed, I recommend reaching out to 311 to report a violation. In the meantime use Alpine to see if it helps. Might have to do multiple applications every few weeks.

I have lived here for a few years and I can honestly say that working with Cheyenne (Assistant Manager) has been the best part of my experience at San Miguel apartments. She is beyond helpful with any questions one might have, and is quick to ease any nerves about the stress that comes with apartment hunting. Cheyenne is very professional and cares about finding the perfect apartment for you. San Miguel has definitely improved over the years since I began living here. Furthermore, the apartment staff has also drastically improved along with the maintenance staff. They are becoming more responsive overall. San Miguel was initially not the best apartments to live in, however, I can say that they are now doing everything possible to help the resident experience. I believe Cheyenne has a lot to do with how drastically the apartment complex has improved considering her now higher position. 10/10 Cheyenne is the best!

The worst living experience I’ve ever had This has without a doubt been the worst housing experience I’ve ever gone through. After several attempts to handle the situation politely and directly with management, I now feel the need to leave this public review so that anyone considering moving here knows that San Miguel Apartments is not a safe or suitable place to live. 🚫 Severe wildlife problems There have been repeated sightings of venomous snakes, skunks, raccoons, coyotes, rats, and even owls inside the complex. My dog was even bitten by a venomous snake inside the dog park, a space that is supposed to be safe. These are not “occasional wildlife sightings”—they are ongoing dangers that put residents and their pets at risk. 🚮 Unsanitary conditions and neglect The common areas are often left with overgrown grass, broken fencing, and overflowing trash, which only worsens the wildlife issue. The property clearly lacks responsible and consistent maintenance. ❌ Disrespect and rudeness from management When residents raise concerns, the response from the office has been evasive and discourteous. Instead of taking responsibility, management blames tenants and hides behind lease clauses to avoid providing real solutions. This shows a clear lack of respect toward paying residents who expect a safe and livable environment. ⚠️ No accountability Management’s written response to my formal complaint was vague and meaningless. Saying they “consult vendors” or “mow weekly” does nothing to solve serious problems that have already gotten out of control. ⸻ 📸 I am attaching photos and evidence so others can see the real conditions here. I strongly recommend anyone considering living here to look elsewhere. San Miguel Apartments is not safe, not clean, and not worth the rent being charged.
