There are ongoing concerns regarding property management performance and overall service quality. Recent changes in ownership and management have not resulted in noticeable operational improvements. Communication has also become more difficult due to the implementation of an AI-based system, which limits access to live staff for issue resolution. Current renovation efforts suggest the possibility of future rent increases, which may be a concern for residents. There are several maintenance and cleanliness issues throughout the property. Spider webs are present in multiple areas, and common spaces appear consistently dusty. Stairwells are dirty and would benefit from deep cleaning or power washing. Hallways have a yellowish appearance due to lighting and/or wall color, which gives the space a dim and outdated look; improved lighting or repainting may enhance the environment. The garages are also dusty, contain spider webs, and appear inadequately maintained. A safety mirror is missing at garage corners where visibility of oncoming vehicles is limited. Trash containers near garage entrances contribute to unpleasant odors in high-traffic areas. Elevator buttons appear unclean and may require maintenance or repair. The primary concerns are the condition and cleanliness of the stairwells and garages, as these areas affect both safety and daily resident experience.

Stay Away unless you like surprise fees mid lease, no response from the front office, and your work orders closed before the work is done…Avita Property Mgmt, who has miserable reviews to begin with and has a terrible reputation recently took over the property. This has been an unmitigated disaster and community destroying change. The resident app doesn’t work which means you can only call an AI asst after hours that doesn’t relay messages to the front office. They are going to start charging an additional $30 or more for parking mid lease, moving to valet trash (which is a stink disaster and not upscale at all if you haven’t experienced it), and the property manager will do her best to minimize and evade the your habitability issues with your apartment to avoid being at fault. Great location, used to be a decent price, but like everything else the cost for what you get is going down and down. Not only that but it’s pretty filthy around the grounds.
