Adriana has been an amazing leasing agent and made my apartment experience smooth from start to finish. Since I’m new to San Antonio, I truly appreciated how down to earth she is and how knowledgeable she is about the property and the area. She took the time to answer all my questions and made me feel comfortable and confident in my decision. Emma is also incredibly sweet and very helpful—she added to the positive experience every step of the way. Thanks to both of them, I feel very confident and happy with my place of residency.

Emma was a huge help with getting me in for an immediate move-in, and the entire process was quick and stress-free. She was professional, friendly, and made sure everything was handled smoothly from start to finish. The unit itself is wonderful clean, well-maintained, and exactly what I was looking for. Since moving in, everything has been running smoothly, which really shows how well the property is managed. Overall, it’s been a great experience, and I’m very happy with my decision to move here.

I’ve had such a great experience at this apartment complex. From the moment I moved in, everything has been smooth and welcoming. The community is well-kept, peaceful, and truly feels like home. Emma and Adriana are amazing leasing agents and honestly make all the difference. They are both extremely helpful, professional, and always willing to go the extra mile to answer questions or help with anything that comes up. They genuinely care about residents and make the entire leasing process easy and stress-free. Overall, this is a wonderful apartment complex with a great team behind it. I highly recommend living here if you’re looking for a place that’s comfortable, well-managed, and supported by people who truly care.

I’ve lived at Overlook Exchange for about a year and a half. I had no issues in my previous unit, but after transferring to a new unit, my experience has been very disappointing. The unit looked great initially, but just two days after moving in, I began noticing multiple roaches—not just one or two. I went to the front office on day two (Wednesday) to report the issue and request pest control, but I was told I had to wait an entire week, which was very concerning since I have two children. After sending a detailed email to management, carpet cleaners were sent, along with someone who cleaned behind the fridge and stove—areas I had already cleaned myself. I was also asked if I had checked behind the fridge during the walkthrough, which I found frustrating. We’ve now been in this unit for almost a month. Pest control has come twice, and the technician recommended a full treatment. I contacted the front office and spoke with Emma, who said it would be scheduled for December 16th, but it never happened. I’m still dealing with roaches. Unfortunately, the quality of these apartments has gone downhill. I don’t usually leave negative reviews, but I wouldn’t recommend this property based on my recent experience.

First problem: Screwing me out of 4 weeks free rent. I informed the office during the application process that I would run home from work to get my social security card to submit an electronic copy. They told me not to go out of my way for that, but I did anyway, and emailed a copy to the office the same day. Little did I know that, after signing the lease the following day, the 8 week free offer was only for the previous day, during which I was not approved yet because they didn’t process the copy of a document I’ve never been asked for by any other apartment complex anywhere, ever. Management intentionally delayed me, then pretended not to know anything about 8 weeks free - "it was always supposed to be just 4 weeks". After arguing about it, the staff finally admitted there was an 8 week carrot on a stick but that it was only for that one day – the same day I left work to get my social security card and email it to them, but they conveniently didn’t receive it in time to make good on the offer. Welcome to Overlook Exchange. Second problem: Registering for the renter's insurance is an incredibly arduous process. I ended up paying double (my own coverage + Overlook Exchange's $17/mo. fee) while Lemonade, my insurance company, resubmitted the paperwork proving coverage multiple times. This went on for 4 months. Welcome to Overlook Exchange. Third problem: Twice I've become mysteriously "unenrolled" in rent auto pay - once triggering a $100 late fee that Overlook Exchange refused to waive. The second time I was unenrolled from autopay, I was fortunate enough to randomly catch it. Welcome to Overlook Exchange. Fourth problem: The amenities are disgusting. The pool fills up with non-tenants on weekends who trash the bathrooms and litter everywhere because there's no lock on the pool gate, and anyone can take advantage of an amenity I pay for. Welcome to Overlook Exchange. Current problem: A serious roach infestation that Overlook Exchange is attempting to charge ME a clean out fee for. The exterminator recommended a full treatment with emptied cupboards and vacating my dog for at least 4 hours. He pulled the fridge out from the wall to expose about a dozen, half-inch long roaches scurrying for cover. The management company is pushing back on what's a health and safety issue and their responsibility to address. Absolutely unacceptable. Welcome to Overlook Exchange!
