Lyric at the Merc

At first I was very thankful for how quickly they were able to process my application and get me moved in when I was in a rush. I enjoyed living here for a couple months but then started to count down the days until my lease ended. The walls are paper thin, dog poop everywhere, valet trash always skipped randomly, and it’s taken over by college students always throwing apartment parties (I don’t usually mind this but when you constantly hear them stomping and fighting in the parking lot, it gets old). There was so much trash outside of a unit on the first floor that looked abandon that I saw a rat, A RAT. I called the office to tell them in which they replied “That’d get right on it” and it stayed there for another two days. On top of that my car was not only broken into TWICE, it was also stolen completely from the parking lot due to broken gates and no cameras. I was finally able to move out and paid off any move out fees (was told everything was clear and I was good to go) just to find out they sent my move out fees to collections. I got a call from a collections agent asking for the fee and called the office immediately. Madeline at the front office said it was sent by mistake and even told me I was all clear and she’d take care of it, which she clearly didn’t because I just saw my credit score drop from a collections after being told this 5 months ago. Don’t move here, not worth the money or stress.

This is a very new apt complex. I love the amenities and my apt. But these apt are starting to feel like a money grab. I think as a poc my experience has been a little different, strangely strenuous. My original move in date was pushed by a month, my approval took forever to process. I noticed that we get a charge for amenity fee ($25) , despite paying monthly rent. I’d assume gym facilities are complimentary/included in rent. I recently had a key fob situation where I was required to pay $50 for a broken fob coin ( not the gate fob) despite me pleading that they reconsider this as this took place when I was carrying groceries up the stairs when their elevators were down. As a Dallas native these rent prices are just equivalent or slightly appreciated. And what is the reason. I’d rather go down the street , near fox park area. There some new studio/ 1bd more affordable options.

Apartment is nice and clean. However walls are paper thin I can hear conversation very clear. No issue with put a maintenance request in. Front office is very nice. No issue with parking at night. Mailroom and package room is nice and clean. Gate is sometimes broken but that because people keep knocking it off track.

My experience at Lyric at the Merc has been very disappointing. The valet trash service is frequently unreliable, with multiple missed pickups, yet residents are still charged fees for trash left out when service is not completed as scheduled. The property is also poorly maintained. The entrance gates and box were broken for months, the hallways are often dirty, and there is noticeable smoking inside units despite community policies. Additionally, late-night and early-morning parties create excessive noise that management fails to address. For the price point, the overall quality of the apartments fall far below expectations. I would not recommend this property to anyone seeking a peaceful living environment.

Such a beautiful peaceful place I’d love to call my home. 😌. Staff are always attentive & NEVER have any issues with maintenance orders. So it’s all 5 ⭐️ for me.
