The absolute worst! Mold all around my unit. We’ve been there since March and still don’t have heat or air conditioning. The tub was removed due to rotting and now my family is without. I suffer from health conditions and this does not help one bit. The previous office management was useless, ignoring requests and sending randoms to fix things that they were clearly not qualified for. Complete nightmare!

Was in two different units, both didnt have a properly working central air for the entirety of the 1 yr lease. First one took 10 months, and me having to show them where the coolant is leaking put from after multiple refills, to finally cool the apt. But it would not stop leaking down onto my bathroom floor. The ac unit in my second unit barely blew any air, and wouldnt get it below 78, ever, but they said that was adequate giving its texas and refused to actually fix it. The heat sucked too. Had to get my own window unit when they took back the one they supplied without notice. First unit flooded when it rained hard, lost a nice big rug. In the last couple of months, hot water sucked, and the laundry room floods when people use certain washers, half of the machines are out of order. They "lost" my move in condition form i turned in, so make sure yall get a copy if you make the mistake of signing a lease here. But just stay away, all the acs suck, my motorcycle was stolen, and the camera on the shed that mightve caught something apparently doesnt even work, but idk because they never got back to me. They are jusy overpriced for how old and inadequate the buildings are. Towing sucks, maintance sucks, management sucks, price and quality sucks. So many months fees and bills. Maybe if they spent less time making social media videos and more time fixing their problems, and listening to residents, itd be better.

Please do not move here. First they moved us into a filthy unit (i have pictures) with all kinds of problems that NEVER got fixed even after adding work orders and emailing pictures, which i'm sure at move out they will try to charge us for. Now we have had issue after issue with our central air. If you like living in hot/humid conditions then this is your place because these townhomes don't cool down and they have no desire to fix it even after multiple work orders and calls! We had to buy window units for our rooms to get some relief, and if you drive around the complex you would see many people have them as well. RED FLAG! We also recently had a heavy leak coming from the central air unit that cause mold and the ceiling to turn soft. The solution that maintenance came up with? A BAD PAINT JOB! Rent is too expensive for the lack of urgency to fix problems for your residents.

Worst apartments ever. Where do I start? All the other reviews that list bad things, pretty much applied to my apartment. Half the time there was barely any water pressure, and when there was “pressure” the line was so clogged with calcium it sprayed water all over the kitchen. When I first moved in, they didn’t even clean it. There was roaches, it smelled and there was dirty stains all over. Now they’re trying to charge me 100$ because my fridge wasn’t spotless? As if it was spotless when I moved in? And 500 to paint some spots that were already there?? Get out of here. They’re just a cash hungry greedy POS management team. They were also renovating units next to mine, and now they’re trying to charge me for new flooring. As if they aren’t already trying to make their crappy cheapest of cheap apartments look better!? The upstairs bathroom had all this yellow stuff shown in photos, and it’s like they painted over the entire tub bc through living there chips would come off. Mold eventually developed in these areas, as well as the vents. The framing on the bathroom door was already chewed up by a previous dog. The trim for the bathroom mirror was literally held on by electric tape. Every single plug and switch had those cheap covers on it to make them “look nice”. The carpet was poorly transitioned to the cheap paper vinyl like they literally just cut it and left it frayed. The stairs and bedroom CREAKED like crazy bc of how old everything was. The bathroom door didn’t lock properly or even shut. Half the time after a long hard day at work the shower barely had any pressure to shower with. My electric bill was almost 3-400$ a month during the summer bc my AC went out and they took their sweet time to fix it. And when they did “fix it”, it wasn’t fixed they had to come out again to look at it. My dishwasher started leaking water, took them a week to come check it out. When they fixed it, they left black water in the dishwasher that smelled horrendous. So I couldn’t ever use it, not that I would use it thought. It looks like it has not been replaced since the 90s. The parking is ridiculous, of course scummy management has a contract with scummy towing service. If you know know Creswell, don’t move here. They will tow you for anything and everything. No warnings no nothing, just wake up for work and wonder where your car is. There is no type of security, as my 2025 Camry was stolen and they were no help. My stove quite literally exploded like a firework and nothing tripped, which says a lot about the state of their electrical. I’ve had to replaced some plugs because they were so loose nothing would stay, and none of the plugs have a ground! Only a hot and neutral which I be the city inspector would love to hear. Ivy Plains Management, if you are reading this, call me and talk about the charges. Other wise I will pursue this with an attorney. I have plenty of witnesses, and a great lawyer ready to take this on. Anyone else reading this, DO NOT MOVE HERE PLEASE!!! I WAS NAIVE LIKE YOU DONT BE SCAMMED JNTO THINKING THEY ARE A GOOD TOWNHOME!!!

Location is great, near many things. Lots to do. Walking distance to city parks. Under new management and have noticed small improvements here and there, as well as them doing the best they can with what they have. I've been here for almost a year and have had no negative experiences with staff or people here. Everyone keeps to themselves and the apartment complex is pretty quiet, no drama. People here just trying to live and work. My unit is comfortable for me and my partner and pet. We worked hard to make it homey and welcoming. Office and service crew are very welcoming and warm. Let's be real, this place is not Buckingham palace and you know what you are getting from the start. Manage your OWN expectations. This place is a good option for the person who do not need all the bells and whistles and or need somewhere to start from, as I did. Could everything be a bit better? Of course, same with anywhere else. But for me, it's been comfortable. Quiet. Clean and easy to live in.
