I am aware of the recent alerts your complex has sent regarding vehicle thefts and break-ins. My daughter recently had a friend over whose truck was broken into while parked on the property. This is deeply concerning and unacceptable. More needs to be done to ensure the safety of residents and their guests. At the very least, the complex should have regular police patrols, onsite security, or a functioning surveillance camera system in place. These are standard precautions that can greatly deter criminal activity. Many of these students are already struggling to make their rent payments and should not have to bear the additional financial burden of repairing damages or replacing stolen property-issues that could be mitigated with stronger preventive measures. It's also frustrating to see how quickly tow trucks monitor unauthorized parking, yet basic safety and security measures are not prioritized. The community deserves the same level of attention when it comes to protecting residents and their property. Your property needs to do better in safeguarding the wellbeing of our children and ensuring a secure environment for everyone who lives and visits here. I urge you to take immediate action to improve security across the complex.

I live here and the matinenance is quick as well. So far I haven’t had too many problems and the front office is extremely nice and efficient. I have overall had a good experience here and would renew my lease.

I recently toured Avalon Place and was really impressed. The location is super convenient with UTSA right across the street and shuttles to campus. I liked seeing that they even have small merchandise available, and the leasing process felt simple and straightforward. It was also reassuring to know there’s always someone in the office during business hours to help with any questions. Definitely one of my top options.

Terrible management. Tried to charge me upwards of $600 move out fees with no explanation, brought it to their attention and asked for photo evidence of these "damages" (they had none) and they immediately dropped it to $200. Scammers. Maintenance also needs to be fired before they get a lawsuit because the amount of times I was walked in on in my own LOCKED bedroom with no knock (once getting out of the shower, and the gentleman coming in had no decency to avert his eyes or close the door) is crazy and unprofessional. Not to mention the outrageous price for what is a mediocre and tiny living space.

I have lived at this complex for two years. My first year was barely manageable, but many issues persisted and worsened in my second year. When I moved in, both my bedroom and bathroom doors were already damaged—split down the middle and they took weeks to get them repaired. We also dealt with a roach infestation in both units I lived in, which remained unresolved despite repeated treatment efforts. Parking is extremely limited. There are only 15 visitor spots for over 200 units, and towing is heavily enforced. Guests often have to drive around for extended periods to find parking, which makes hosting anyone difficult. Security is minimal. Although patrols occur, they’re brief and infrequent. Car break-ins are a regular issue—I personally had my vehicle broken into twice. Shattered glass is often left in the parking lot, and I’ve seen vehicles left without tires after thefts. Maintenance is quick to respond but often fails to resolve the actual problem. Over the past year, we submitted more than 25 maintenance requests, including ceiling leaks, an A/C coolant leak, and several hot water outages. In one case, I reported an HVAC issue three times before they acknowledged it—only after I insisted they recheck it. Management has consistently been unprofessional and dismissive. Concerns are often brushed off or addressed with temporary fixes. Communication is poor, and follow-through is lacking. I’ve also heard from neighbors that mold has been covered with spray paint instead of being properly treated. Cleanliness around the property is another ongoing issue. Dog waste is common, and the grounds are not as well-kept as advertised. While some of this is due to residents not cleaning up after themselves, management does little to enforce cleanliness standards. Lastly, document everything from move-in to move-out. Management is quick to charge for even minor issues—like light bulbs or stove drip pans—even if they were damaged before move-in. They will also charge you cleaning fees, even though they don’t clean your unit at all. If you're considering this complex, take these concerns seriously. It may be similar to other student housing in the area, but the lack of professionalism and accountability here makes it particularly frustrating.
