I’ve been living at the Marquis at Waterview for about two years, and it has been a great experience overall. Even before moving here, I used to visit friends who lived in the community, and the welcoming atmosphere was one of the main reasons I decided to move in. One of my favorite things about the community is the spacious outdoor area. There is plenty of room to walk, relax, and enjoy the sunset in the evenings. It feels peaceful and is a great place to unwind after a long day. Even the indoor area is pretty spacious with an attached garage. The community has great amenities, especially the tennis courts and gym. My friends and I spend time playing tennis and working out here, which makes it easy to stay active while also enjoying time together. The maintenance team also deserves appreciation. Maintenance requests are handled quickly and effectively, and emergency issues are addressed almost immediately. This has made living here much more comfortable and stress-free. After living here for two years, I would most likely renew my lease for another year. Overall, it is a comfortable, well-maintained, and enjoyable place to live.

Maintenance crew is quick and efficient if the maintenance does not needed to be outsourced. The office staff are pretty responsive to concerns recently they cleaned up the dog park after it had been poorly maintained for some time. Overall the community issues are mostly around trash and it seems to be improving despite several residents not following guidelines to keep the community clean and safe.

I’ve had a great experience living at Marquis at Waterview. The community is quiet, peaceful, and well-maintained. Maintenance requests are handled very quickly, and the staff is always helpful. The location is excellent, with convenient access to DART and close proximity to UTD. Overall, it’s a comfortable and well-connected place to live, and I would highly recommend it.

Living at Marquis at Waterview has been such a wonderful experience. I will complete my 5 years here this year in couple of months. The community is well maintained, the staff is always responsive, and it genuinely feels like home. I love the tennis court, main swimming pool but the main deal for me is those absolutely amazing walking trails through the dense trees. I would certainly recommend it to anyone looking for a great and family friendly place in the Richardson area!
