We have lived here many years and over the last couple of years we have had the privilege of working with Kolten and Susan. They have been absolutely wonderful addressing all of our needs and more. Susan is more like a friend than an employee of The Pradera. She is personable, helpful, just absolutely lovely. Living here feels like home and we hope to stay here for many years to come.

I’ve been a tenant at The Pradera Apartments for five years now, and I can’t believe I haven’t left a review until now. Over the years, this community has truly become a place I call home. It’s consistently quiet, clean, and has a comforting, home-like atmosphere that’s hard to find elsewhere. One of the standout aspects for me has been the maintenance team. They are always prompt, respectful, and efficient — something I’ve come to deeply appreciate as a long-term resident. Recently, I experienced a moving situation that unexpectedly fell through. When I approached the leasing office for help, I was met with genuine compassion and a proactive plan to ensure I had a safe and reliable place to stay. That experience alone reaffirmed my appreciation for this property and its management. I am so thankful for their kindness in a very stressful time in my life. If you’re looking for a place that feels like more than just an apartment and somewhere you can truly settle in and feel supported — I highly recommend The Pradera.

****WARNING NIGHTMARE***** UPDATE: 10/12/2025 No the house keepers didn't come yesterday (10/11/2025) and I was not even notified. Had to call the office and was told they will be there Tuesday therefore pest control have to come on Wednesday. So walked into a filthy apartment with dead and living roach throughout. Can't move in under these uninhabitable conditions and oh movers are suppose to be here tomorrow (10/13/2025).RUN, DON'T WALK AWAY, DON'T LOOK AWAY, RUN!!! RED FLAG #1 Completed the whole application process in one day for x amount of money and x amount of months, however when it's time to sign the lease the price was $400 more. Are the prices not locked in once you apply? They did not honor the original advertised price for which was the main reason for doing the application in the first place but the property manager did come back (after questioning the extra $400 a month on the lease document) with the rent being $390 less. This is very intentionally deceptive had I not read the lease I would have been stuck with that price....I read the reviews and two months ago another potential resident stated the same thing happen to them (they did their application in two days though) even the amount was the exact same... an extra $400. Very suspicious because they have 20 plus units available and none of them increase in price only the one I did the application to. Very deceitful. RED FLAG #2 Please read your lease agreement fully and throughly or just get an attorney before signing. In the addendum there are add on's however you are force to sign up for them because the lease agreement is electronic and if everything isn't filled (signed) you can't submit. 'Owner & Rent Plus' they will give you two months free then after will charge you a monthly fee. Once you sign the lease you do have the option to opt-out (not before). 'Spruce Choreless' which is house keeping is another add on you are forced to sign up for and yes you can opt out as well AFTER you sign the lease. RED FLAG #3 Get the keys to the apartment Friday 10/10/2025 do a walk through open a cabinet and found a ROACH crawling. The refrigerator is dirty, cabinets had food crumbs and maybe roach droppings, microwave dirty, underneath the sink look wet and nasty, the tub have disgusting dust/grime coated on the bottom. Called the front office and pest control is coming out Tuesday 10/14/2025 and the cleaner's are supposed to come out today 10/11/2025. *This is unacceptable and very nasty and disgusting. Between the deceptive (scams) practices to the roach infested dirty apartment I would HIGHLY LOOK ELSE WHERE. You have been warned. Go back in look at the 1-3 star reviews, they are very real. (Oh... and the only gate that works is the one located by the leasing office..... how convenient to potential residents. **** I can not upload pictures ****

I moved here during Covid with my family and just moved out last week. I started with a family of three and I left a family of four as my wife brought home my baby girl almost 3 yrs ago. The Pradera was a wonderful place to live. I never was the victim of a break in or anything like that and I met some really nice people during my stay. The management and maintenance team were all so nice and accommodating with everything. The amenities were great and always clean and maintained. Susan was super nice whenever I needed her help. Taylor the manager was also super nice and helpful. In short I would recommend the Pradera for any family looking for a nice place to live. This place is also great if you’re a student and want a safe close place to live next to UTD. If my kid chose to live here while attending UTD I would rest assured he would be in a safe environment, with nice neighbors.

I’ve had such a great experience at The Pradera so far! From the very beginning, the staff has been welcoming and helpful. I want to especially recognize Nolan, who went above and beyond during my move-in day. He was diligent, attentive, and truly made the process smooth and stress-free. On top of that, the maintenance team here is fantastic. Requests are handled quickly and efficiently, which gives me peace of mind as a resident. It’s clear that the team takes pride in keeping the community running well. I’m really glad I chose The Pradera. It feels like home already!
