Jose has always been so helpful during my time at the Flats. He is continually striving to work hard and meet the residents needs. He’s a hard worker, respectful, kind and efficient! He loves helping others and does it with a smile on his face. He is truly a light to this community as the maintenence role.

I lived at the Flats at Palisades for almost two years. Initially, the place was quiet and the staff was friendly. However unfortunately they’ve shifted to penny pinching from tenants. The place is already expensive and they’re bumping prices by 20%. The parking situation is terrible. They converted half of the spots to covered spots which you have to pay an extra $100, and then tried to sell it as some great feature. If you have to come home later than 9pm, good luck. Charging crazy rates for visitor parking, and have towed my fianće in the middle of the night with no warning. They even charge you to hold packages in their lockers, which sometimes don’t even work as intended. The car gate has never worked. It is open 99% of the time, and on the rare occasion it is closed the door can only be opened with an annoying app. Doors to community areas and the complex rarely lock and are often left open, or can be forced open. Most importantly, the walls are very thin and will you have no trouble hearing neighbors dogs barking or people’s music. The people living here are nice but the complaints about the place smelling like weed are definitely accurate.

I am loving my home here, everyone in the staff are very kind and welcoming since I moved in. The maintenance team are very fast and efficient when I need something replaced or worked on. Especially Abel, he's a hard worker. Joy the manager is a great! Kelsie is super helpful and understanding. I'm glad I chose this complex.

Been here a little over a year and it’s been something. Before I even moved in I was already getting fined because people who were throwing a party at the pool told them they lived in my unit - I was hundreds of miles away. That eventually got situated. Then I noticed a whistle in my apartment took me months to realize it was the bedroom windows that don’t fit anymore because the walls have shifted. They never fixed it so there’s so much dirt and water coming in - would not be surprised if I get blamed for carpet being dirty when I move out I just hope I don’t. Now the smart lock is so unreliable and mine constantly unlocks on its own. It took me 6 months to get a hold of someone through smart rent and all they can do is add an auto lock. So till this day it unlocks on its own and need to wait until it locks on its own. Another reason I’ve not had a good experience is constantly being charged for things I have no clue why. I suggest everyone check their statements, they are constantly charging me more on fees that are suppose to be flat fees every month plus I got charged for not having renters insurance when I had submitted my forms long ago. I only got refunded for one month out of all the ones they charged me. The place is okay but pricing is definitively not worth it for all the issues that come with it. I will disclose the apartment number once I move out so everyone is aware of the issues before renting this unit. Edit: APT 4172. I did end up getting charged for the carpet cleaning and housekeeping even though I already done so. Also I am being charged for more utilities even though I have already paid them. My god I’ve never lived in a place that’s so greedy and will try to charge for every single thing. At that point might as well charge for breathing in air. Forgot to take a picture of the bricks that were falling on the balcony. But the picture attached is the bedroom window with water damage and some of the wall cracks. Those cracks are all around the apt. They have been getting worse as time was going by. Whoever rents that unit will have loads of landlord specials that will eventually appear as time goes by and water reveals their cheap work! I cannot stress it enough, please check your statements as you’ll also be charged more on flat fees hoping you won’t noticed. After some back and forth I was able to get some of my money back but my deposit got taken away because of it and are accusing me of having a dirty apartment which is completely untrue left it more clean than when I moved in. The pictures I have attached after the one with water damage is the “dirty” state I have left it in. If you want to get charged for nonsense this is the place to be! Edit 2: they are charging me more for “damages” that I had no control over such as the windows not being able to close and bricks falling out of the wall. You are better off leaving the apartment dirty when moving out they are still going to charge for all that plus “damages” with ZERO proof. They don’t care if you show them proof they are still going to take away your money and deposit. Edit 3: received emails I’ll be receiving refund checks in the mail. The checks they have sent have not only been for the wrong amount but have been bounced back. Careful when cashing the checks they send out. I have yet to receive my money. If only they would take responsibility and pay all the fees I’ve been charged for the checks bouncing back. Absolutely pathetic.

I strongly recommend not moving into this community, and I’ll explain why by listing both the pros and cons. Despite conducting a final walk-through with a leasing agent—who confirmed the apartment was in great condition—I was still charged cleaning fees. The apartment had even been professionally cleaned, yet they insisted on additional charges. Based on my experience, I would avoid these apartments altogether and look for something better. I also suggest speaking with current residents before making a decision; many will share similar concerns. The photo's is the condition of the apartment they wanted me to "move" into, and indicated it was "move-in" ready. Pros: Convenient access to UTD, dining options, and other amenities. Close to downtown Dallas, with minimal traffic. Cons: Building doors are frequently left unsecured due to broken locks. Strong odor of marijuana and other substances in Building 2 at night, despite being advertised as a non-smoking community. The pool area is often used outside of designated hours.
