Ineffective maintenance staff. Even the management have complained about them

I am happy with the exceptional experience I have had while living here at Royal Arms. I arrived to live here with my son in December 2023. He has lived here for about 20 years now. The community is calm, quiet and very nice to live in. My neighbors are all very nice and friendly. The property manager Blanca is beyond great the few times I have talked to her she always greets me with a smile. She is very understanding and very helpful couldn’t be happier with her. The maintenance staff is always on top of things with my service requests. Awesome community would really recommend.

I lived here for one full year from April 2023-24, and there are definitely pros and cons. Pros: Helpful management, quick maintenance fixes, clean outdoor area, nice area for walking, always parking, friendly neighbors, low rent for the area. Cons: Very old buildings, doors/windows not sealed properly, roaches, laundry facilities never working, pool is not always open during summer, hot water is not consistent I personally dealt with leaky bathroom ceiling that took 3 separate maintenance visits to actually fix, my A/C stopped working twice during summer, my shower would randomly go from hot to cold every 1-2 minutes, and I saw a lot of roaches after my neighbors moved out. The laundry facilities are a total joke, they always run out of laundry cards and the machines are regularly out of order, and even when they work they’re not great. And there’s no laundromats really close by. Blanca was always helpful, that is until I decided not to renew my lease, then she was quite rude. Although the renewal rental rate only went up just $40 a month, which is quite reasonable. The maintenance men always came within a few days of a request and were very nice and respectful. I personally felt very safe in the complex and surrounding area, even at night. If this is what you can afford, it can work. But if you’re able to go somewhere better, I would!

Absolutely my favorite apartment I’ve ever rented so far. Been here over a year. Very peaceful & quiet, family friendly. Pools & laundry areas are always sparkling clean, maintenance is on point, work orders are done efficiently. Office staff very friendly especially Blanca 100% recommend this place! Rite behind a beautiful plaza with a children’s play place, a tea house & so much more. I adore the gym & the courtyard is always kept clean, landscape comes every week. Beautiful facility all around

This place had good service once. So many changes and restrictions affecting the tenants for sure. Roaches; mailboxes vandalized and below average maintenance service. You can report something and they’ll take forever to come and either blame you or give a quick fix; and the cycle continues. Seems like they are just putting hours or the company doesn’t give them budget to do the right thing. Don’t come here or you’ll be neglected in many ways. Except when rent is due, they are no shy to make sure you take care of that. Definitely below average service. I reported my mailbox more than a week ago and they just ignored it. I have never had a working dishwasher, and as in the pictures show they installed one and damaged the counter because it is too big for the space; plus they didn’t do the job right, it stinks if I don’t drain it in two days. I live here and I can’t wait to leave.
