I couldn't be happier with my experience at Estates on frankford, going on my 3rd year here and the leasing team is great but especially Tammy! She's always has a bright smile and great energy when I come by the office. She made my apartment transfer smooth & easy, thanks Tammy!!

We visited the community for an apartment tour and met Tammie at the leasing office. It was truly a pleasure speaking with her. she was extremely kind, welcoming, knowledgeable, and took the time to answer all of our questions without making us feel rushed. Out of all the tours we attended, Tammie stood out the most, and she is the main reason we strongly leaned toward this community, even though we found better pricing elsewhere. It was difficult to say no because we felt very comfortable with Tammie and truly enjoyed our experience, but we ultimately had to choose another community due to the price difference. But the experience we had with Tammie made this community very memorable for us. We genuinely wish our new leasing office had someone like her. Management is lucky to have Tammie, as she represents the community in such a positive and professional way.

First, the community feels more like a wildlife sanctuary. Raccoons, skunks, bunnies, and even snakes. You name it and they have it. We actually had a snake come into our bathroom through a gap under the wall. When we contacted the leasing office, they told us to handle it ourselves by calling animal control, who then said the landlord needed to contact them. Leasing office refused to take responsibility, and only after multiple follow-ups did someone come on day 5 to seal the gap. Until then, we had to seal off the bathroom and hope the snake didn’t come out. The amenities look good on paper, but don’t expect them to be usable. The gym is extremely small for such a large community. The pool is closed a good chunk of the time, the hot water pool rarely works, and the entry gates are more often open than closed — defeating the point of a “gated” community. There’s also no signage to help delivery drivers navigate or get through the gates, so be prepared for a lot of confused phone calls. Sprinklers are frequently misaligned and mostly water the roads instead of the plants. As for location, yes, it's close to UTD and on the bus route and that's likely the only reason the place stays full. A large number of residents are UTD students, yet there's only a sidewalk on one side of the entrance. The other side is just a big lawn which could’ve easily been used to make it safer and more walkable for residents going to and from the bus stop. Bottom line: It's an average place with below-average management, overpriced for what it offers, and not worth it when there are better-run communities nearby at similar rent levels.

I normally don’t leave reviews, but I feel compelled to share my experience with Estates on Frankford. We left our apartment in immaculate condition. Throughout our lease, we were diligent about maintenance and cleanliness: We cleaned our bathrooms every 3 months, including scrubbing the walls. We vacuumed the entire unit every 2 months without fail. Before moving out, we ensured the place was spotless did a deep clean (150$) - truly in brand-new condition. Despite this, we were charged an outrageous $1,892 in move-out fees. The charges included carpet cleaning, multiple bathroom cabinet “prep and paint,” tile acid washes, tub resurfacing, and even sheetrock texture repairs. These were not legitimate damages caused by us, but routine turnover expenses that should reasonably be covered by management, not tenants who return the unit in excellent condition. I have attached the photos of how we left the apartment judge it by yourself. We had even paid a $250 deposit, yet that was taken and we were billed far more on top of it. In my opinion, this feels like a predatory billing practice. Tenants should not be penalized for normal wear-and-tear, especially after leaving a home cleaner than we found it. I would caution anyone considering this property to carefully read their lease terms and be prepared for unfair move-out charges.
