Renters BEWARE. I moved here a few weeks ago under false pretenses and fake reviews. It’s HORRIBLE here. When I moved in, the apartment was completely filthy and dusty, with so many things broken. Dishwasher and garbage disposal didn’t work and smelled of mold. Very low water pressure. Faulty smoke detectors. Boiling water will send the alarms off, so I’m afraid to cook. Windows were broken, just to name a few issues. Garage was very dusty. Lots of rat droppings inside of the storage. Poor ventilation. I put in several maintenance requests within the first month of being here. Maintenance team has been wonderful; I will say. I was promised upgraded appliances; my washer and dryer looks like something out of the 80s. I’m on the top floor but I can hear EVERYTHING from my neighbors downstairs and to the next to me. Constant banging at all hours. It’s currently 10 PM, and it sounds like someone is purposefully slamming furniture against the wall repeatedly. I notify management, but to no avail. It keeps happening and it’s starting to drive me insane. I’m either going to end up breaking my lease or toughen it out for the one year I have left in this miserable place.

I’ve lived at this apartment complex for a total of 5 years and have gone through 3 different owners. This is by far the worst. You can’t park for free. You can only have 6 free days for guest to park or they will tow you. They will try to get money from you any way they can. I had pipes burst in my apartment twice and a leak from upstairs into my apartment. They tried to blame me for two of the three with no evidence. The maintenance guys are the only thing worth it at this location. Please find anywhere else to live. The schools here are garbage as well. And the dumpster is always overflowing. They are never clear about when the amenities I have to pay for are available for use. Anytime I try to go to the pool it’s locked. Waste of $200+ I can’t opt out of. They have restrictions on what they will pick up with valet trash and it’s not night shift friendly. You can’t even opt out of it. You still have to pay if you don’t use it. If you aren’t up between 6-8am then you waste your money. They tried to tell us no more than 2 bags a day. They charge you and if you are even a minute late expect a $300 late charge. I’m excited to get out of this place. I regret signing the last lease. I’ll never come back. I’ll never rent from Cortland ever again. They are the cause of the rent hike. You can look it up. ETA: Layne is wonderful. So, is Georgia. I really love the maintenance men so much. I just don’t like Cortland as a company and how they treat people like customers here. You can Google the Cortland company and rent hike. Research is free.

Great community accessible to good parks around and spacious floor plans. The best maintenance team ever. Some of the service requests were resolved in few hours. If you’re opting for a townhome please make sure to take energy plan that gives benefits with high usage

Leaking ceilings, dirty walls, roaches , are all things we encountered when we first moved in. Majority of the windows in my apartment did not work , they would all close and would not stay up. Apartment was dirty upon move in, doors were hanging off the hinges, we genuinely got a bad unit. We tried to make the best of it. THATS UNTIL THE SNAKES START APPEARING! 4 ft long snakes living in the bushes in front and around our apartment. Rats on the balcony. Nightmare for us to live in.

This community started out as a great place to live. It felt like a home to us. During the past 2 years with management changes we have been misled several times. We were told we could have a gas grill at first which I agree the office leasing assistant misinformed us but then we were told we could have an electric grill. Even the current manager at that time had one. We received a lease violation for using ours without any correspondence from the office which is a big issue with the current management group. We were told we could not use a electric grill because the City Fire Marshall said it was not permitted. I called the City office and was told that he did not say that and as long as it was 10ft from garage you would use it in the city. Now we are told that it is a Cortland thing...Ok fine...we use the grills around the pool areas that may or may not be locked or may or may not be out of propane. Again lack of communication from office. We have lived her for going on almost 4 and half years. We enjoy the outdoors so we hang out in our garage and watch football, play darts etc...and sometimes have friends over. We just recently received another lease violation staying that we cannot use our garage except for storing vehicles or storage. We did see that in our lease but no one has ever not let us do this. In fact I have always been able to use the garage for whatever we wanted. We are very respectful of our neighbors and have had the same ones for years with exception to one. They have even come over from time to time. We shut everything down or lower the volume at 10:00.... I feel uncomfortable with the situation we are being handed. I feel like we are being confined to the inside of our apartment. I have walked about and see flags handing from patios (that we were told we had to take ours down couple years back)...vehicles over fire lane that we were told you would be towed....even a pool table in a garage where that resident hangs out with friends. I feel like the rules do not apply to everyone. This is a non smoking community and if you walk around you see and smell cigarette smoke and marijuana... If the office would walk the community like I would if I was management they would see these things. In the summer, I cannot count how many times the restrooms have been locked at phase 2 pool. They should be open for the residents to use to keep the pools clean. The phase 1 pool in order to use that restroom you have to go through a coded door to the gym tracking water through there. We used to be able to use the outside door. I really did love living here and even referred people here. It was once a great place to live. I want to stay here but not sure I feel comfortable. I know that there has been a company that has acquired the property and if that is true would love to see what they can due to make the community great again. I want to feel like they care! One last thing----The maintenance team is TOP NOTCH!!!!!!! They are the best maintenance team I have ever had!! Very disappointed resident...
