They're scammers. That's pretty much the sum of my experience with them. They charge arbitrary amounts for utilities. I was charged about $270 for a three month period when I had moved out 1 month and 10 days into that period. They also charged me $70 dollars in damages. These damages included trash in the commons area (my roommates spices and baking sheets. Yes I'm being serious and no he wasn't moving out so they wanted me to commit a felony of property destruction) broken shades/cleaning window (the shades weren't broken and the cleaning was just removing some dust that inevitably piles up in lubbock) and $55 dollars in paint due to some dirt being on the wall in 3 locations. The paint i know is cheap and they do not take a lot of time applying it evidenced by the fact that they paint over everything including the light switches and you can see countless hairs trapped in the wall. They charged me for these damages 2 and a half months after I moved out and then immediately denied my dispute for these damages because I did not respond within 1 month. Which I wasn't able to do because they did not notify me within 1 month. Their dispute email also basically summed up to nuh uh. So if you want an apartment which will try to extort you at the end of your stay this is the perfect location. Attached below is the picture of the "trash" in the commons which i was charged for the removal of. Along with the paint damage. Also the window dust accumulated after I moved out which is bound to happen within 2 and a half months in lubbock. Edit: as is obvious the reply by the owners is automated. In that reply they told me too contact the dispute line. That by the way is also automated from my understanding. When I brought up my problems with the charges I got an immediate reply that the charges were final and then was ghosted. I was never told why my issues with the charges were denied nor was there a back and forth that a dispute line should have. Just like their apartments their dispute line is also a scam in that it will take away from your time and will never actually result in charges being removed.

They totally scam and take advantage of the students. My son lived there 1-1/2 years, graduated in December 2024. He documented the return of the shitty mattress because he bought his own, charged $200. I helped him clean the apartment before he moved out, charged $50. Blinds were not damaged, charged $65. Over the summer when the lease carried over, his room and roomate's room were deadbolted to store some items, all valuables were stolen including tools when the only people that had access to his room would be property management. An electric short fried his $3000 computer on the surge protector. At the end of the day, they charged him $630 that included utilities for the last 2 months and nobody lived in the apartment. They take advantage because they know the students will not return to Lubbock to fight it. He documented everything in the process and still didn't help him. This is BS.

There are so many other great apartment choices in Lubbock do not live here you’re not gonna have warm water. They’re gonna charge you for a mediocre living experience without even having one. I can’t even take a shower because I haven’t had running water. This apartment can be up to $700 a month go to Wildwood or any other higher end place you can find so much better than what these people are willing to be able to give within this community especially for what they are charging. You can find better don’t do it

Here’s some of my notes on living at Utrails. There are pros and cons lists with additional information included. I am not a picky person when it comes to a living place, and Utrails was alright. It was a place to live and I liked my time there, but there could be some improvements made. Pros -relatively decent price -close to campus -24 hr gym -had a bus stop at the front of the complex -maintenance was nice & quick generally -plenty of free parking which is nice, i never had to search for a place to park my car -in unit laundry -near a bunch of restaurants and bars ~5 min walk Maintenance fixes -my sink was leaky at one point but they fixed it the next day -washing machine broke & it took a while to get a new laundry machine but the new one worked great -our AC went out on a friday night they fixed it on monday Neutral/slight inconveniences -closet door track was messed up when i got there but the doors still worked with a little elbow grease -front door got a little difficult to unlock in winter, but it’s still doable (this could also just be my unit’s door) -window blinds let in a moderate amount of light u may want to buy curtains Cons -paint splatters on the floor when u move in (from when they repaint the wall), if u remove them asap it’s easier than later on, idk why they don’t use a drop cloth bc it is very annoying to have to remove paint -weird residue on a few parts of room i had to clean -seals on windows aren’t great, dust gets in sometimes -can be loud sometimes at night esp on game days -kitchen was greasy/ a bit dirty on move in -they will charge like 20 bucks each time you do a one time payment :/ so i’d recommend using autopay cost 10$ extra per month to live on 3rd (top) floor pros it’s quieter with no one above u cons u have to take a bunch of stairs every day, taking groceries up was not a good time random roommates were great, everyone was good about cleaning up after themselves for the most part, of course when finals happen we were less concerned about the state of the apartment we implemented quiet hours which was nice charges after move out: 30$ for bed paint tpt (I’m not fully sure what it is, that was what was listed on the bill) photos are all from move in day

This apartments I had so many issues when I moved out, I tried to negotiate with them 100% and they refused instead I got a letter of collection at this point I was very overwhelmed by this situation and I paid 200 with my roommate 400 for a dining table that was never broken by us is very sad apartment stuff do this to college students for some reason we pick student facilities so we are well threatened. I live with my best friend that’s the only reason I moved to this apartment to spend our last year together but I don’t think is worth the money you pay for what you get I was in two bedrooms 750 for utilities I pay another 180 up to 200 just electricity was 120. All my classmates spend around 200 to 350 for stuff they never broke so just expect that when you move out. Here is the quality I received the first day. Bad experience when we left.
