I had the chance to meet the ULofts team at the Texas Tech Housing Fair, and they were super welcoming and easy to talk to. They took time to answer all my questions about floor plans, pricing, and what student life is actually like there — which I appreciated because some booths felt really rushed. The setup was fun and informative, and it definitely made me want to learn more about the community.

Be sure to ask LOTS of Qs during your walk-though... leasing agent doesn't know what your concerns and requirements are if you don't tell them. Move-in was smooth, i.e., to be effectively easy, don't blow-off administrative details and your first inspection report. There were a few items that needed attention when we moved in-- communicating with the leasing agent got everything done promptly.

After two years at ulofts I am moving out this summer. It’s a mixed bag. The price was decent (two bedroom) and so is the space, obviously the location. The hot water works good, etc. Maintenance works quickly. Electric allowance is nice. But the furniture is mismatched and damaged, management does not care to replace it, they just got new management and raised the price again. The trash is always overflowing, but they do not care to pick it up more often. Etc etc. And the roache thing is true but issues vary by unit, I didn’t have many. If you were paying a little less it would make sense to live here but honestly there are bigger apartments with better resources just as close for cheaper. I would only live here if you reallly value getting a one bed or have cash to throw around.

Two starts because of the location, but really is not worth the money. I've visited other aparment complexes for the same price, they are way better than ULofts. The pipes are always clogged, the furniture is quite fragile and uncomfortable, but the worst problem of all are the cockroaches: small, medium, large; of all sizes and colors. No matter how many times you complain and they fumigate, at the end of the day, you'll find them even in your bedroom closet. The office hours are also a problem; the workers are very friendly, but if you need something after 5 p.m. (the office hours are from 10 a.m. to 6 p.m.), you won't find anyone there; and if it's Saturday, forget it because they're rarely open on Saturdays, even though their schedule says they're only closed on Sundays.

=== 2024 Update === I have lived at ULofts for over five years, and its proximity to campus is a huge advantage, especially for those working or studying at Texas Tech. The apartment units are cozy, though a bit dated with their furniture and appliances, but the apartment complex has shown consistent improvement over time. The neighborhood feels safe, and the staff are generally friendly, helpful, and approachable. The internet speed provided is around 400 Mbps for downloads and 100-200 Mbps for uploads, but due to the apartment complex’s large population, Wi-Fi congestion can reduce speeds to around 300 Mbps. While most of the residents are considerate and the community tends to be quiet, littering is an issue in the common areas. The fitness center was recently updated with great equipment, but it could benefit from more frequent cleaning and maintenance. It would also be helpful if the computer lab were open 24/7. One major downside is the frequent unavailability of amenities, often due to "maintenance" with little to no prior notice. For example, the pool was open for only a few weeks during Summer 2024, and the gym had roughly a month-long downtime for upgrades that same year. The staff could improve communication, both in terms of timeliness (+ 24hr notice) and professionalism, especially when announcing community-wide updates. The property office should consistently adhere to its posted hours, as it often seems closed without warning. Maintenance services could also benefit from providing clearer timelines, following up, and cleaning up their messes. The cost of living here with rent increases (mandatory renters insurance) and the introduction of a “flat utility fee,” which now surpasses cumulative inflation over the past five years, have made it more difficult to justify ULofts' pricing compared to the market. Overall, ULofts offers convenient and pleasant living but has several areas that need improvement.
