It's the 1st of January 2026 and I've been here for about 2 and half years. I've never had any kind of problems with them until I started to move out, and they burned that bridge we had so fast it literally made my head spin. They claim that since I didn't tell them I was moving out (even though my lease ends on the 20th of January) that means they could charge me lots of extra fees for month to month living including an extra 500 dollars for insufficient notice. The biggest issue I had a few days ago was when they were going to charge me 976 dollars (my rent is 825 btw) on the 26th of January, so when they called me I asked questions and I thought we had it sorted out. No. Apparently they proceeded to change those charges to the 1st of January, but luckily I only had to pay a little under 600. That saved me from bankruptcy before my move, but now I still owe over 800 to the apartment because of all these fees when I still have to pay my electricity, move-in fees for my new apartment, internet, vet bills for my cat, and I have to possibly pay my insurance companies to switch everything to the new apartment.

My experience with this management team was extremely frustrating, especially with Mackenzie. She lived directly across from me and was consistently rude and dismissive. There was absolutely no justification for the tone or attitude she used when speaking to us. On top of that, her dog was regularly off-leash and would scare my son, which is completely unacceptable for someone who is supposed to uphold community rules. When I moved out in May, I received my move-out charges, which only listed allocated utility fees—no mention of damages. I paid those charges immediately. After reviewing my lease, I realized I had paid a $200 security deposit and a $500 pet deposit, with $250 of that being refundable. Despite there being no damage charges whatsoever, I never received my refundable deposits. There is no explanation as to why they weren’t applied to the move-out charges or returned to me. This lack of transparency and professionalism is unacceptable, and tenants deserve far better communication and respect.

I lived in the apartment complex for a year and experienced several issues. The restroom was clogged from the second week of our residency, and while maintenance workers would fix it, they often did so in an unprofessional manner. Additionally, the rent amount changed every month, which was inconsistent and frustrating. Although we liked the apartment and area in Lubbock, we had significant issues with the staff's unfriendliness, rudeness, and unprofessionalism. Furthermore, when I requested proof of previous carpet replacement, it was not provided. Due to these experiences, I would not recommend this apartment complex to others.

I had to move in quickly and Rikki the mngr and Kenzie the asst mngr were amazing from start to finish with getting me moved in, in a day!!! I’ve been in my apartment for a couple months now and I wish I could sign a multi year agreement. The maintenance team are quick and reliable and anything I need or have had questions about are always handled professionally and attentively! I work from home so I definitely feel wonderful working and living here. The grounds are kept up with and the apartments feel secure and safe. I love my covered parking spot and the well lit areas to walk my dog as well. I’m extremely happy living here and would recommend to others as well!

The worst experience I have ever had I got my final bill and it was extremely over the top. I have registered ESA animals that they’re still trying to charge me as well as they said I left the apartment a disaster though I have proof of how I left the apartment. Also, I let them know when I was moving out sent a email and they decided to charge me two months of electricity even tho I turned my electric off because the email wasn’t enough they said I never turn in the keys and I did as well as the ladies are completely rude. I’ve always went their calm and collected and it was always an attitude plus one of them looks like she’s cracked out most of the time I have always paid my rent on time, except for one time and all because I didn’t sign on the money order so they still charge me $75 even though it was dated before the first. I was warned about these apartments they have a reputation of overcharging the people, but I always stuck took up for them. Now I regret it. Be careful if you rent for them they’re rude and they would charge you for every tiny little thing.
