Incompetent from the front desk to management. I needed rental verification from years past and they said they couldn’t provide it, but they’d get with corporate. I check in a couple days later to see if there was an update, manager gets back to me saying that “corporate” couldn’t find any record of me living there, keep in mind I lived here 6 years since it was The Ranch and later became The One. Took matters into my own hands and reached out to the VP of student housing, eventually she connects me to agents and what do I get? A record the manager said didn’t exist. If you ever have an issue, you’re better off taking matters into your own hands, don’t count on management to help you get it done.

PLEASE READ!!! IGNORE AT YOUR OWN PERIL. Do not believe the “good reviews” you see. I already wrote a review some time ago and I am bringing much more. My AC stopped working on February 2024 and it never got done until I left the room in August. I couldn’t sleep in the room and so though I had my name on the lease, I had to beg a friend to spend every single night since February till August in my friends room. That is horrible! **IN CASE YOU CHOOSE TO IGNORE ALL THE WARNINGS** Make sure to take pictures of the room and keep it till God knows when. I got a call from my guarantor saying I owe this apartment. That was a total lie. My lease ended on July 25, 2025 and I had paid every bill. I got this call saying I owe them and that my personal details have been given to a collection agency in Florida. They had already had a negative impact on my credit as well as that of my guarantor! WHO DOES THAT!!! The sent me no email about the supposed debt, no mail, no calls, no messages, NOTHING! Part of the supposed debt was a utility bill for August 2025. My lease ended in July. They want to get money from you no matter what and nobody wants to live in their apartments. Knowing that, they tried to over charge you and take money from you by any means and that is what they did. About the utility bill I paid for my last month, I paid a whopping $309 dollars for my room alone and I live in a 4x4 so you can imagine how much utilities they claim my room had. When I questioned them about the debt they claimed I owe and asked for proof, they had nothing to tell me and no proof to show me. They just wanted to take money for no reason. DO NOT SIGN A LEASE WITH THEM!!

Living at The One has been a mixed experience. The amenities are genuinely the best part having a pool, gym, study rooms, coffee bar, and sports courts all in one place is convenient, and the free Citibus pass makes getting to campus easy. My unit has modern finishes, in-unit laundry, and decent internet, which has made day-to-day life comfortable.

We have lived at The One Lubbock since September 2025. The pool is great. We love the fireplace area. Apartment is spacious and has all the new appliances. Any issues we have had maintenance has been very responsive. Everyone in the office is very kind and lovely to work with. Kaylee puts together many community events that we have really enjoyed and given us the opportunity to meet our neighbors!!

PLEASE READ Upon touring and moving in we expected this place to be half way decent, but as our lease progressed things took a down hill turn. The quality of living here was a joke. The “amenities” that were advertised were horrible, such as the sand volleyball pit with sand burs, and grass growing in it, the pool which was never filled and was nasty 10/12 months of our lease, and the lawns that were never mowed and filled with dog poop. The trash bill was never paid causing the dumpsters to over flow onto the street and smell horribly. I talked to the trash man that came for a courtesy pick up because the place didn’t pay their bills. It was embarrassing having people over the place genuinely looked like a dump. The pot holes all over the parking lot make it almost impossible for some people to get around, even driving a lifted truck I had issues even entering the complex. I even saw some many cars bottom out. Another thing I would like to address was the security of the property. This place was “gated” but the gates never closed, and the mail room and its gates were unlocked, and due to horrible design of the mail boxes every single box was available to be opened without a key. I had several pieces of mail that I never received, and there were NO security cameras anywhere on the property. On the maintenance side of things, they responded pretty quickly when it came to important stuff, but when it came to fixing massive holes under our bathroom counter that the maintenance team made never happened. They left their tools and never showed back up as promised. Our apartment had obvious water damage on the baseboards and vinyl flooring that was popping up which we submitted pictures of on our first day and was never finished. Our fridge/freezer stopped working and we lost almost a whole deer which we had processed, along with a full grocery run of steak, ground beef, and all kinds of expensive things that to a college kid that isn’t making that much money is worth A LOT. After contacting the front desk about possible reimbursement for these groceries due to their fridge acting up, they basically told us that since we didn’t call emergency maintenance directly when it stopped working that they couldn’t give us anything. At all! Keep in mind we were gone for the weekend when we came back and noticed that the fridge wasn’t working. I will say that Ashley at the front desk was always super helpful and did answer my questions to the best of her ability. If it wasn’t for her this review would be 1 star. And to people thinking about living here, it’s not worth it.
