Management, leasing, and maintenance are the best 👌 in Lubbock Tx. In my experiences. I think JTI Managed properties lead all of Lubbock in property management.

I lived at the Pearl from Aug 2020 to summer 2022. Very cute apartments, both inside and out. Bright, airy, roomy, and open. Lots of white, neutrals, and wood. The landscaping always looks great, but the lantana in the flowerbeds STINKS like cat urine and motor oil when I open the window :/ I think they removed it after this last freeze, I hope it doesn't grow back. Location is great! It's very near to Market Street grocery/gas/Starbucks, fast food, and the TTUHSC hospitals... so ambulances and helicopters are audible, but not bothersome. Also near the highway/down the street from Greek Circle, so there is occasionally a speeding/revving car noise. Specific to apts 1-5 on Peoria: *parking lot is never full, I always have covered parking *there are mature pine trees in front of each apt window for privacy from the road/sidewalk. *good sunlight for plants; back patio/window gets early east, front window gets afternoon west. Water/electricity is about $120/month through City Of Lubbock Utilities, which is easy to do online. Payments and maintenance requests are handled through AppFolio phone app. Rent started at $795 and increased with lease renewal to $810. A BIG reason I chose to live here was that they only have a one time pet deposit, no skeevy money grabbing monthly pet rent. Maintenance requests are always fixed within 24 hours by Milton, who is polite and friendly and always a pleasure to see :) I haven't interected with Kiera at the front desk much, but she impressed me before I ever met her when she hunted down a package that was accidentally delivered a week before I moved in! Overall, I love living here and will recommend the Pearl apartments to anyone :) My only notes/negatives are: *stinky lantana flowers *stove range hood fan doesn't clear much smoke *rain/snow = check back door floor for water damage *road noise, if you're sensitive to that
