Not the worst, but not great. A solid 2.5 but I’ll give a 3 since that’s not an option. The apartment isn’t bad itself, but a lot of people do drugs here and as others stated the hidden fees. Of course price isn’t so bad for what you’re getting so that’s also why I rounded up to a 3. If they didn’t have so many people always getting high to the point that everything just reeks of the different substances then it would be a solid 3.5 and if there weren’t so many added fees it could legit be a 4, however the drugs and fees ruined it for me.

Hunter’s Way has been so good to my wife and I since we moved to Lubbock a few years back. Now that we are introducing new life into the world, they were so helpful when transferring to a bigger unit! I definitely recommend them if you’re looking for a home in Lubbock.

Hunters has made a huge improvement in property upkeep since onboarding their newest manager, Ariel. The community feels much more inviting, and the overall atmosphere has noticeably improved. Customer service has been phenomenal, and it’s clear the team truly cares about the residents and the condition of the property. It’s great to see such positive changes happening here.

I lived in these apartments for a year and it was not terrible, I give this place a solid 3.5 out of 5 stars. When I viewed this apartment it looked perfect and the leasing agent was so nice and understanding. But when I signed the lease and moved in, the living room floor was scratched up from previous movers, the carpets were absolutely gross and the smell was unmaskable. In every apartment I have been to I have gotten a fresh carpet, in this unit you could tell it was not vacuumed or shampooed. Mind you when I was looking, this was the only unit available and so many people had walked on these floors during the tours, so there was bound to be dirty carpets. When I asked about it I was told that I would have to wait until I renewed because that was a feature or call carpet tech. Yet I will be charged for shampooing when I move out? However, this place was good bug wise, the past few apartments I have lived in there was a BAD roach problem. My unit only had a bad gnat problem, it took months to get it under control. The oven was not given to me spotless, yet it will be $90 for them to clean when I leave. Food splatters on the backsplash, and my unit came with a washer and dryer, the washer was BAD. I do want to mention the landlord special when it came to my bathroom, it was like the threw paint everywhere, I was on my hands and knees trying to scrape the paint off the floors and cabinets because we all know how apartments like to charge for these things when you move out. I forgot to mention, my bathtub when I would stand in it I would feel it cave like the whole tub was about to fall in. Then a few cracks appeared and I let the leasing agent know because I didn’t want them to get worse and something happen but I was not taken serious (I lived on the second floor). There was also a whole in the back of my door, painted over (landlord style) of course, my advice it to just take videos and pictures before signing. Whoever the tenant was before me was definitely messy and I had to pay for those actions. I also know that it may be out of their control but there was definitely a domestic dispute going on above me. I would be awoken from my sleep in the middle of the night from it (I called the cops of course), just terrible. Lastly, they kind of rushed me out of the place when I was moving, I cleaned the place spotless from top-to-bottom. The new tenant moved in right after me on the same day, making my place "move-in ready". 6 months later, they are trying to get money out of me for damages! If anything, I should get my deposit back! Keep these things in mind.

Just a list of things that went wrong while I lived at Hunters Way (8/24-8/25) - Air Conditioner was broken when we moved in (never properly fixed) - Window was broken when we moved in (took 3+ months to fix) - Multiple drawers were broken when we moved in (fixed within a month) - Master bathroom shower head was broken (never properly fixed) - Master bathroom shower knob broke (never properly fixed) - Fire extinguisher was taken to be “serviced” and was not replaced for 10 months - Fire department had to evacuate our unit because of strong smells of smoke after a power outage (maintenance said “there’s no emergency, we won’t do anything until tomorrow”) - Dish washer broke (fixed poorly and broke again) - Stove display fell off (fixed within a week) - Swarm of bees moved under our staircase (maintenance told us “there’s nothing we can do about it & this isn’t an emergency” despite being told that one of the tenants is highly allergic to bees and feared her life leaving/entering the apartment. Ongoing issue since 7/5/25) - Roaches (we were told Bug Tech was called in to spray, but we never heard from them or noticed a difference if they showed up) - Constant water shut offs - Constant drug use by our neighbors that made our unit smell like marijuana (reported, never got a follow up from the office) - Water heater issues causing the water in the shower to come out either freezing cold or scalding hot, even if you set the temperature to a middle ground AND after replacing the water heater - Master bedroom always 5+ degrees hotter than the rest of the apartment (maintenance said they could tell it was hot, but wouldn’t fix it) - Leak under master bathroom sink (fixed within 2 weeks, had to call the office to get someone out to fix it even after filing a report) - After move-out, we didn’t receive our move-out statement for 3 months. I called 4x and went in office twice before I was given a statement Overall, I do not recommend living here and would strongly advise anyone to continue their search for a safe home elsewhere.
