I’ve had a great experience living at Promenade at Las Colinas. The community is clean, well maintained, and in an amazing location close to everything. The office team is professional, responsive, and genuinely cares about residents. Maintenance requests are handled quickly and efficiently, which really makes a difference. The amenities are well kept, and the property has a calm, welcoming atmosphere. Overall, it feels like a place that’s managed with pride, and I would definitely recommend Promenade at Las Colinas to anyone looking for a great place to call home.

This apartment complex is a complete disaster and should be avoided at all costs. The build quality is appalling — cheap materials, poor construction, and zero sound insulation. You will hear everything: your neighbors walking, talking, flushing toilets, even opening their microwave. The walls and floors are so thin, it feels like you're sharing a unit with strangers. The garage has broken down twice in just 12 months, each time forcing all residents to relocate their vehicles offsite for over a week. It's not something as little as cosmetic problems, but actual structural issues that causes the joints of each concrete slabs to be unstable. Not only was there no compensation, but they did not fix it right the first time, putting the residents at risk. One of the repair weeks we were forced to park at an unsecured DART station known for frequent break-ins and theft. This is not just inconvenient — it’s a blatant disregard for resident safety and property. The management is not just incompetent — they are actively hostile to residents who raise legitimate concerns. They advertise “quiet hours” as a community standard, but in reality, they do nothing to enforce them. When I reported excessive noise from other tenants (dropping items, moving furniture, running & stomping, speaking loudly in the courtyard, using the pool & grill facilities past 11 PM) — many instances backed by 20+ video & audio recordings — management will ignore the evidence entirely. Instead of investigating, they will turn to blame the one who reported the issue. Management has gone so far as to threaten fines and eviction, claiming that I am the source of problems — all without a shred of proof. Meanwhile, the actual problem residents continue unchecked. This is not just negligence; it’s a deliberate effort to silence complaints and avoid their actual duty: ensuring the proper living experience of all residents. If you follow up, expect to be ghosted. They will simply stop responding, leaving you to deal with the chaos on your own. This place is not just poorly managed — it’s hostile to residents who expect basic standards of living. Save yourself the stress, the money, and the frustration. Look elsewhere, you deserve better!

I have been a tenant here since 2022. I just resigned and the process went seamless. I want to thank both Miguel and Noah for their steadfast attitude to tenants such as myself. They are always professional and willing to help. The office seems to have an "open-door" policy with Noah or Miguel always willing to answer any questions. An added plus is Maintenance is always available and ready to help when needed.

Omg! I have had the BEST experience ever with Promenade LC. From the first time I encountered Sarah, to the tour and up into move in. Christina was super friendly and helpful in Sarah’s absence. I lived nearby in Via LC for 8 years and was torn about having to move. Let’s just say, I have NO regrets. My apartment is gorgeous, the location is perfect and it suits me perfectly! I am so happy to be a part of the Promenade community! It’s been 2 weeks and I’m in love!! 😘♥️
