These apartments are RIDDLED WITH ROACHES AND SPIDERS!!! I’ve gotten bitten within the first week I moved in and always having to request pest control!!! I’ve lived in this area for years and never encountered an infestation like this before. A/C is always running out of Freon and maintenance tells you to wait till summer to get relief. I’ve never felt so bamboozled in my life.. I feel so disgusted and afraid that my belongings are being taken over by GERMAN ROACHES!!!

Is kind of iffy have many water problems. After seeing it, you what your experience is very carefully. This is not the best complex that you’ll encounter. I have been here for eight years. Don’t trust me. You have to see it for yourself. This is a very busy complex there are people coming in and going out all times of day and night. I live in the part of the complex It is very quiet that part I like. If there is a maintenance issue, they are usually quite prompt in getting to you and fixing that issue. This isn’t the best apartment complex, but I think you’ll be able to tolerate the fact you have an opportunity to feel at peace. You won’t feel at conflict with your neighbors. I think that most feel the way I do.

I must say, this place is incredible. I’ve only been here for about four days now, but the community is truly wonderful. The people here are incredibly friendly, but I must give a special shoutout to Tyrice, the at least manager in the office. He helped me get into my apartment so quickly and efficiently that it was almost effortless. I applied on a Thursday evening and was accepted by Friday. On Monday, I was moved in on the 22nd. I want to express my deepest gratitude to everyone here. You are truly amazing, wonderful, and wonderful.

Terrifying Experience Ignored by Management I was nearly seriously injured due to a partial roof collapse in my unit a large section fell just inches from where I was standing. If I had been just slightly closer, I could have been badly hurt. I immediately reported the incident through the resident portal, expecting swift action. Instead, I was met with silence. No one followed up. The request was marked “completed” without a single person coming to inspect the damage or check on my safety. Even more disturbing was the response when I tried to escalate the issue. A leasing manager in the corner office across from the play zone responded with shocking indifference. Rather than showing concern or offering help, he was confrontational and dismissive. When I later shared a truthful review of my experience, the manager's behavior toward me worsened, becoming outright hostile. I am still shaken not just by the roof collapse itself, but by the complete lack of care shown afterward. No resident should have to beg for safety to be taken seriously. If you live here or are considering it, please protect yourself: document everything, and don’t assume your well-being will be prioritized.

This place should be shut down. Everything has been a horrible experience from the moment we signed our lease in December. We moved to Texas from Minnesota without coming down and touring the complex, we explained this to our leasing agent in hopes that they would be accommodating and send us pictures and videos so we knew what we were getting ourselves into. I asked for pictures of our unit on multiple occasions and never heard anything back. They emailed us the lease which we withheld from signing until we saw pictures of our unit. Finally they pressed us enough to get it signed and we were coming up on our moving day so we ended up signing the lease — asking again to review pictures of our unit. Conveniently, they sent us pictures of our unit right after we signed the lease. Which now, I understand why, because we never would have signed if we saw how gross the apartment was. This place is catfishing everyone. They make their website look nice, you show up and realize how much of a dump it actually is. The website advertises “shimmering pools” (most don’t even have water in them, the main pool is usually closed and green), “state-of-the-art fitness center” (equipment is ALWAYS broken, found marijuana on the leg press machine), “controlled access/gate” (gate has not worked once since being here) “BBQ/Picnic area” (no racks or propane in any of the grills), the lack of landscaping is atrocious with piles of dirt, dead plants, branches, leaves, dog poop everywhere, also people just let their dogs off leash and let them run around which is very unsafe. There is also a opossum problem, we leave our trash outside for valet to pick up (which they rarely do yet I still pay a non-negotiable valet trash fee every month), but the opossums will come and tear apart our trash out of the bins. Now to get into our actual unit, which sucks… it is completely infested with gnats, our AC won’t cool below 76°, I work from home and have sat in 85° temps in my apartment, my dog is constantly panting and i am worried about his health. They advertised this as “renovated”, it looks like a 5 year old finger painted the trim and got paint all over the floors, water damage ALL over the place, windows are from the stone-age which I’m sure contributes to our AC issue, exterior doors aren’t sealed properly and you can see sunlight in the cracks, toilets barely work, carpet nails sticking up all over the place, a soft spot in the floor which makes me afraid the floor could collapse (which Ive heard that it did for someone else who lived here). My boyfriend and I probably state at least twice a day how excited we are to get out of this dump, I wouldn’t recommend this place to my worst enemy, it has been a living hell here. I’m sure someone will comment on this and say “we apologize for the experience and want to work to provide a solution for you”, the ONLY solution you could provide for me, Las Colinas Heights, is letting us out of our lease and refunding every deposit we paid the day we moved in. If you’re thinking about living here, DO NOT DO IT!!!!!!! Don’t just take it from me, take it from all of these other reviews and photos I am providing. This place is trash and I regrettably have to live in this filth every single day. This place is FAR from the luxury it advertises online and it is beyond disappointing…
