**Update!** They have removed the pool and have just cut down the dead trees in front of my apartment!! The stairs have been repaired. I also hear that we are getting a new trash valet. (Still doesn’t justify $35 a month!) They have replaced the mail boxes and I finally got my mail. I raised my review to 4 stars because they really are trying to fix the place up. My washer and dryer are the same. I’m not looking for new appliances, I just want them to work properly. Even if they did fix the washer and dryer I don’t think I’ll go past 4 stars because of the way they handled the signing of my lease. I feel if you see an apartment, put a deposit on it, and submit an application that the apartment should not be rented to anyone else. I also feel that it was not my responsibility to follow up on my application. They also need to disclose what will be charged before the move in day. I had no other choice than to sign my lease. I had my cat in a carrier and everything I own in a u-haul parked outside when I signed my lease. I did not post a review in fear of retaliation, but I can’t stand this anymore and people need to be warned. There is a pool outside of my building that is closed with brown stagnant water in it and everything is falling apart around it. I call it the bog of eternal stench. A delivery guy actually made fun of me for moving next to it. I honestly had no idea it was there. I moved from out of town and had not seen the unit. Both trees outside my apartment are dead. When I asked if they were going to do anything about it they said they weren’t. A limb fell off yesterday. It’s still sitting there. They are having to replace all the stairs because they are crumbling. It’s very loud and very difficult to work from home because of the repairs. From day one I’ve had problems. They can’t seem to get me a working washer and dryer (I pay $50 a month for). At one point, the maintenance manager acted like I was not telling the truth. Why would I lie about a washer and dryer not working? What is there to gain? It constantly smells like skunk. I have to walk through my neighbors’ trash to get to my car because they can’t seem to understand how valet trash pickup works. One neighbor doesn’t use trash bags. They literally threw burnt flour tortillas on the ground outside their door next to a giant to-go paper bag. My apartment is 808 sqft and my electricity bill has been over $200 for the past two months. Tonight I noticed a breeze coming in and the skunk smell was especially strong. I checked the window only to find that the entire bottom part of the window is off track and has fallen off. THE ENTIRE BOTTOM HALF OF THE WINDOW!! I ended up fixing it myself. They never answer the phone. I have to go in just to talk to them. My mailbox has been broken into several times. They replaced all the mailboxes yesterday however, the mailman is refusing to deliver the mail. When I moved in, I accidentally sideswiped a carport that had already been hit several times by someone else. I called immediately and maintenance came and fixed it. They then charged me $1550 and had to file it on my insurance. It’s still not repaired. The insurance company said it’s a settlement. When I moved here I thought my rent would be a little over $1300. The day of my move-in. I was explained all the different mandatory fees making my monthly rent $1440. A few days ago I got my first water & sewer bill, it was over $68!! Making my total rent $1502. I wish I had researched the place more. If they had explained the mandatory fees like $45 for mandatory cable TV and $35 for valet trash, I would have looked at more places. Even the application process is a nightmare. They will not hold the apartment than you put a deposit on and you have to do the application follow-up even though you pay them an administrative fee. Also, $75 gate set-up fee. The gate is NEVER closed! What is the point? I’ll probably get evicted now, or they will have a nasty response. I just hope this helps someone.

This has been the worst place I have ever lived. I chose this apartment because it’s close to my kids’ school, my job, and my family, expecting stability. Instead, it has been a nightmare from day one. When I received the keys, the apartment was not cleaned. I had to pay for my own cleaning service. On top of that, there has been a constant sewer/water odor that has made the apartment unlivable. The smell is so bad it causes nausea and vomiting. I can’t cook, rest, or function normally in my own home. Management has done absolutely nothing to help. The property manager ignores the issue, avoids confrontation, and even hid from me when I went to the office to ask when the odor would be fixed. No inspections, no urgency, no accountability — but they make sure rent is collected on time. Living conditions like this are unacceptable. I can’t wait to get out of here, and I do NOT recommend this place to anyone. Save yourself the stress, money, and health issues.

This property is so beautifully designed, the maintenance is up to date and everything is so clean. The staff is nothing short of amazing especially Ms.Valentina! She’s so amazing, was very helpful with finding my mom an apartment. The energy she poured into us as soon as we walked in the door just goes to show how welcoming and supportive this property is to its future and current residents. FIVE STARS ⭐️⭐️⭐️⭐️⭐️

I typically don’t write Google reviews unless I’m really impressed, but I felt compelled to share my experience. My spouse and I moved to the Estates of Las Colinas in January 2025, and we just renewed our lease because we absolutely love it here. From our perspective, there’s no better place to live. A special shout-out to Miss Whitney, who is truly exceptional! She consistently goes above and beyond to meet residents' needs, and her friendly smile brightens the office every time we visit. Honestly, she deserves a raise! The entire staff is doing a fantastic job, and I can’t forget to mention the maintenance team—they are incredible! Whenever we submit a maintenance request, it’s completed the very next day. We feel so fortunate to call this place home. Thank you to everyone at the Estates of Las Colinas; you all are amazing!

Toured with Val and it was nice. Office was clean and leasing staff was friendly and welcoming. Saw the model for the floor plan i was interested in. Val was very knowledgeable of the property and area. Recommend you give them a shot. The prices are great for the area. They do have construction going on right now so beware of that.
