Two years here and the “luxury apartments” pitch didn’t match reality. Pool was often closed or yellow, rats at the grill area, and common area Wi-Fi was basically unusable. Spectrum billed me for a cable box I never received due to the complex’s bulk billing agreement. Final straw was being charged ($295 dollars taken out of deposit) for carpet pad replacement in a pet-free unit that was mostly hardwood flooring — ordinary wear and tear under Texas standards. The tour and marketing didn’t reflect the day-to-day living experience or move-out charges. PLEASE DO NOT MOVE HERE! Times are hard and no matter how great of a resident you are or how on time your rent payments are…none of that matters. Richdale (the owners of Delante) will charge you for everything when you move out! When I move out my moveout date was informed to me as Nov 15. As per the agreement it was 1month. They asked me for two months. I agreed. but suddenly they informed me 15days before I need to move out and cannot be extended. I have exactly 15 days to move out. I found another apartment and moved out on Nov 15. They charged me for that 15 days, + Deodorizing apartment 300$ they charge. It is their duty to deodorizing not mine. We are paying rent to use it. Why should we give for deodorizing? They add lot of other charges and total they charged 1800 for move out. it is not worth it and they do not value you! Plus, they will not keep up with the maintenance and if something goes wrong, you will be blamed and charged. I am finally happy and you should be too! There are much better options for you elsewhere! Money is everything here. Response to the owner reply: I have already reached out to leasing office and they asked mento call move put team. They don't listen to my concern at all. I don't think there is any use reaching out. It's a loss for me staying at Delante.

This is the worst apartment complex to live in Las Colinas. They moved me into a unit with foundation issues. Cracks growing all though the walls. Windows were falling in and leaking during storms. I made multiple maintenance request and they would magically not show up in their system. They do not clean anything. There was puke in the stair way right next to the management office for 2 months which is the attached picture. Everything is moldy. Don’t get me started on the smells. Do not move here.

Richdale (the owners of Delante) will charge you for everything when you move out! Trust me as someone who lived at Delante for years, it is not worth it and they do not value you! Plus, they will not keep up with the maintenance and if something goes wrong, you will be blamed and charged. Back in 2018-2020 was the best time to live there, now it is ran by thieves. I promise you, there are better places to live. I have moved on and thank God for where I live now. I feel welcomed and listened to and appreciated. I am finally happy and you should be too! There are much better options for you elsewhere!

I highly recommend against moving here. When I lived there, the owners did not even fix the cosmetic issues like stucco coming off the building, a hole in wall on the exterior in the courtyard and allows it to get worse. These items are not that expensive to fix, but comes part of the deferred maintenance list of the building. There are very little visitor parking spots for the amount of apartments and residents often take them to not pay for a second spot. I had to open the side of the fire door without locks on the outside to get to my unit or take a long detour. This was worse when I had to carry groceries or other big items to and from my car. Look elsewhere as there are better apartments for the amount you pay to lease this one. The building was poorly constructed and has not aged so well. Corners were cut all throughout its construction and the settling cracks continue to show in the units and management does not cover it up when the units turn over and just says it is from settling and nothing gets addressed. The worst of all is that residents leave out their trash in the hallway on days when trash is not being picked up by the valet trash service that makes this place even more undesirable to live in. There is a dumpster for this case, but residents don’t bother walking their trash to it. This can last for days when it is the either the weekend, a bad storm or a major holiday when trash is not collected by the valet trash service.
