I just went on a tour with Alyssia. I’m a college student and have never toured an apartment before and she made it so easy, and was so sweet. She answers every question and showed us really nice apartments. If you haven’t taken a tour, especially as a college kid, do it.

I was hoping that my requests and emails would be sufficient, but it does not seem to be the case. I have submitted multiple emergency and regular maintenance requests, emails, and phone calls since November 2nd for the drawer in my restroom and for the A/C to be fixed. The last email and phone call being week ago on December 10th where I was told someone from the maintenance team would come and fix the A/C by the end of the day. They never came and it was never fixed. Review #2 01/02/2026: The A/C in my unit is not working again. My unit is currently sitting at 78 degrees despite that the cool setting has been on all day. I noticed that the operation hours of the office have recently been updated and today it is noted to close at 7pm. I tried giving them a call today at 6:28 PM and I was immediately directed to an AI representative. I requested to speak to the current in-office staff member and was told that this person is currently unavailable. Review #3 01/14/2026: The A/C is not working again after it was said to be fixed. This is ridiculous!!

I am completely disappointed and disgusted at how this apartment handles things. If my situation is changed then perhaps I will change my review. In the mean time this is my honest opinion according to my experience with this apartment. I have currently lived a few months at this apartment through a contract with my university. The biggest problem has been with parking. Parking is a separate payment not included with rent. As a student I am to pay $100 a month. I was never informed that when I no longer park in the garage that I am to inform the apartment or my school that I am terminating parking. When I went to inquire about parking the first day. I was told by the front office that I am to make a check to the apartment and give it to my school to give to them. They made it appear that once I stop turning in the check my parking would be terminated. NEVER ONCE was I told that I would HAVE to let them know I ended parking, or that I would still be charged. I didn’t park there for two entire months. Their excuse to my school is that I still have to pay because other students could’ve used my spot if they knew. This is disgusting that they say this because the parking garage was more than half empty most of the time and I know for a fact there was more than enough spot for other residents to keep parking there. What is also upsetting to this situation is that they want to charge me for parking in the month of December when they clearly know that all students are mandated to leave the 10th of December and they have a thing where if you want to start paying for a month of parking and it’s the last week of the month they won’t charge you for that current month. I am very upset at how they handle everything. On top of this Carlos is the ONLY kind employee in the office, everyone else is disrespectful and every resident I have spoken to agrees. Lastly the materials in the apartment itself are CHEAP. The floors glue comes loose every time it gets wet in the bathroom area leaving sticky residue on the sides of linoleum. The wood next to the shower gets soaked every time the shower is turned on and is rotting due to this. Work orders can take a month to complete. In the end of September the elevator was broken for an entire month! DO NOT LIVE HERE. You can find better apartments in other parts of the city.

Avoid this place at all costs! 1 star only for the leasing agent Carlos — otherwise this deserves 0. I’ve only lived here for three weeks, and it’s been nothing but problems. The unit has a strong chemical odor that never goes away, no matter how long I leave the windows open or how many odor eliminators I use. Management has been unable to resolve it for 3 weeks. The bathroom is also a health hazard. There was visible mold when we moved in, and the shower design is a joke — the step is sloped the wrong way, so even you take shower with the door closed, all the water flows out onto the bathroom floor. The floor stays soaked and never fully dries, which only makes the mold worse. On top of that, the furniture is cheap and flimsy. For the same budget, you can easily find a place that’s twice the size, in a safer and better neighborhood, without all these issues. Huge health concerns, poor quality, and zero accountability. Please save yourself the trouble and look elsewhere unless you wanna test your luck.

My daughter stayed here summer of 2025 in a studio apartment during an internship in downtown Houston. She really liked this facility and being located in Montrose. She had a 10 minute commute to downtown on surface streets and the location is fairly safe with close access to HEB and amazing restaurants! The apartment complex is brand new with very nicely furnished apartments with a wide range of bedroom options. She opted for the balcony city view as you can see from the pictures. She also got the secured gated parking for a little extra cost each month. They offer short term and long term lease options which worked perfect for my daughter’s internship. They also have a great leasing staff. Be sure to talk to Carlos or Alyssia…they are both very knowledgeable, friendly and helpful! They have an easy to use web portal to manage everything related to your apartment lease. Definitely worth checking out this facility if you are looking to stay close to downtown Houston.
