I’ve had a pretty good experience living at Villas at Hermann Park so far. The location is honestly the main selling point—you’re super close to Hermann Park, the Med Center, and a bunch of restaurants and coffee spots. It’s great if you like being able to walk or have a short drive to most things. I also like that the area feels fairly safe, especially compared to other parts of the city. The apartments themselves are decently sized, and the layouts don’t feel cramped. Updated units look modern and clean, and the appliances have worked well for me. Noise levels are pretty average for an apartment complex—you’ll occasionally hear neighbors or people in the hall, but nothing crazy. Maintenance has been solid. They usually respond within a day or two, and most of my requests have been handled without any issues. The office staff is friendly, but like any bigger complex, things can be slow depending on how busy they are. Still, communication has been pretty straightforward. Amenities are pretty good too - the pool is nice in the summer, and the gym has the basics you need. Parking is also usually manageable. Overall, Villas at Hermann Park has been a comfortable and convenient place to live. It’s not perfect, but for the location and the price, I’ve been happy here and would recommend it if you want to be in this part of Houston.

Our cars were broken into AGAIN last night—over 20 cars—and management claims they have “no idea” what happened. This is the same management that proudly tells residents there is overnight security, yet somehow security is NEVER around when cars are being vandalized and robbed. At this point, it feels like management is lying about having real security at all. I’ve only lived here for 2 months, and there is something happening every 2 weeks. Multiple residents have confirmed this is an ongoing problem. Meanwhile, the office staff shows zero urgency, zero accountability, and zero empathy—because it didn’t happen to them. To make it worse, the ONLY cameras are at the entrance. No cameras in the parking lot where residents park and where all the crime happens. So what exactly are we paying for? Because it’s definitely not safety. This community advertises security, but residents are getting empty promises, no protection, and constant property damage. Completely unacceptable. Future residents—be warned. Current residents—demand answers.

I’ve had a really good experience with the maintenance team here. They’re responsive, professional, and actually follow through on requests. Jamie and William are always friendly and quick to help with smaller fixes, and Barry—the lead supervisor—really stands out. He clearly knows his stuff, communicates well, and makes sure things get handled right the first time. You can tell he takes pride in keeping the property in good shape. It’s not often you get a maintenance crew that’s this reliable and easy to work with. Definitely appreciate the effort they put in.

I really enjoy living at the villas overall! The staff is friendly, and I love my apartment, especially the built-ins, which are perfect for adding fun little decorations. The valet trash service is super convenient, and maintenance requests are handled quickly, usually by the next business day, which I really appreciate. That said, there are a few areas that could use improvement. The office staff doesn’t always respond right away, though they eventually do and are helpful once they follow up. Sometimes the gates and surveillance TVs don’t work, but the team usually tries to fix them promptly. I also put in a pest control request over the summer that still hasn’t been addressed, which has been frustrating. My biggest concern is the security. I don’t always feel very safe here, and I’ve mentioned this to management before, but my concerns were largely ignored. As a young female resident, that’s particularly disappointing and something I really hope they take more seriously moving forward, especially since we've had a lot of break-ins recently. Overall, I do like living here, the apartments themselves are great, but there’s definitely room for improvement in communication, maintenance follow-up, and security.

I’m so depressed about my living situation at Villas at Hermann Park apartments. I’ve been holding off on writing this review because I actually like the new manager, Crystal, the leasing agent Daemon, and the maintenance manager Barry, they really do try. But unfortunately, the issues with this property go way beyond their control. The owners or higher-ups simply aren’t maintaining these apartments properly, and it’s taken a real toll on me.I am starting to feel very ill! These are older apartments in a great location, but they have major pest issues. I’ve been dealing with an infestation of ants and spiders, and I’ve heard other tenants talk about roaches and even rats. There’s also structural damage, cracks around the windows, signs of foundation issues, water damage, and mold growing on vents and around the windows that’s starting to affect my health. Im a cancer survivor with a suppressed immune system and I can’t afford to be breathing in toxic mold. Last year, my A/C was out for an entire month in the middle of July. The water constantly goes out in the middle of the day. The hallways stay dirty with trash and stains. It’s just not being taken care of the way it should be. To make matters worse, they recently charged double fees for November, claiming they missed billing a month but couldn’t tell me which one. They doubled the charges for amenities, trash, and water, including a $120 “amenities” fee for the month of November. This fee is normally 60 bucks a month which is already ridiculous. Some of these fees are not listed on your lease so beware. It’s especially heartbreaking this close to the holidays, during a government shutdown, when people are already struggling.They are scamming the tenants out of money! Because they are not using the money to provide a safe and clean place to live. I’m so disappointed. I had to throw away food and even my coffee maker because of ants. I’ve barely been able to eat for days. I’m just sad and frustrated because this could be a wonderful place if the owners actually cared and invested in fixing the real problems.Please pray that my health doesn’t continue to decline and please stay away.
