READ THIS BEFORE YOU MOVE IN!!! I lived here for three years. What started as a good experience steadily declined into constant inconvenience, poor maintenance, and questionable management practices for "luxury" prices. Major Issues 1. Amenities Without Functionality The AC in the amenities was down for 6 months during the summer. In Houston heat, that makes shared spaces unusable. This was not a short-term issue, It dragged on. 2. Management Turnover – Getting Worse Each Time Management changed repeatedly, and each transition made operations worse. Communication declined. Accountability disappeared. Basic follow-ups required constant escalation. 3. Pool & Common Areas The pool was frequently dirty and poorly maintained. The coffee machine in the common area was almost always broken. The resident bar was constantly closed, even during times it was advertised as open. Amenities were marketed but rarely delivered. 4. Maintenance & Infrastructure Problems Garage doors were consistently broken. Delays in repairs were common. There is visible mold in the ceilings on the top floor, which raises serious health concerns. 5. Move-Out Experience They nearly denied my move-out notice because they “didn’t see” the email. That is not a tenant issue. That is internal disorganization. 6. There seems to be quite of bit break-ins. I got my bike stolen which was within the secure area. The Icing on top was that I read reviews that they charge at move so I made 100% sure I was ready. STILL I was charged a heavy cleaning fee at move-out, the only justification they could find was dust inside drawers and oven not clean. After three years of on-time rent and no zero issues, that felt petty and opportunistic. CONCLUSION To be fair, the location is convenient, the apartment layouts are decent, and the staff are generally "nice". If operations matched the marketing and the prices you pay, it could be a solid place to live. But after three years, I wouldn’t recommend it unless you’re prepared for inconsistent management, unreliable amenities, and potential surprise charges at move-out.

I lived at The James for 3 years and unfortunately had a frustrating experience. During that time, we went through 3–4 different management teams, which made communication and consistency very difficult. Rent increased every single year, and they charge an amenity fee, yet the amenities didn’t even have AC for almost a year. The garages are frequently broken, and security is a real concern. My bike was stolen from the bike racks on the property, and management did nothing to help. Overall, it felt like costs kept going up while the quality and accountability went down. I wouldn’t recommend it.

I enjoyed The James for maybe the first month we were there, but it quickly declined afterwards. Exit doors were constantly malfunctioning. Lobby and common area’s air conditioning was out for almost 6+ months. The gym’s air conditioning was also out for just as long making it unusable. The doors leading into the garage were always broken. The worst part is the moving out. They will absolutely nickel and dime you on everything. Make sure to write EVERYTHING down on the inventory form if you move in, even if it sounds stupid. They will find every way to make money off of your leaving. Maintenance did a slap job of “repairing” the wood floors in our apartment before we moved in and we mopped it off the first day we moved in. Didn’t even mop hard, just a regular mop. We wrote it down on the inventory form and come time to move out, they wanted to charge us almost $700 to resurface it. I disputed it, and even though it was on the inventory form, they “only” charged us for half since we still “ruined” the floor by mopping it aka “water damage” in their words. The icing on the cake is when they sent us to collections on December 1st after we paid our final payment on Nov. 26. This is either a gross oversight or lack of proper management, which are two things you don’t want from anyone in charge of your living space. We thought we found the perfect affordable apartment inside the loop but found out it was affordable for a reason. Be very careful and document everything before you move in.
