DO NOT MOVE HERE. SERIOUS WARNING. This property was genuinely good under Simpson Housing. Since Westdale took over in February 2023 it has been one disaster after another. I lived here long enough to witness the full decline and I have documentation to back up every word. AC FAILURES AND A LITERAL FIRE My AC stopped working in March 2023. I reported it three times before anyone believed me. On July 4, 2023 the AC fan caught fire at 5 AM and smoke filled my apartment. In August 2023 during a 112° heatwave the AC died again. Management gaslit me until they finally admitted it was broken. I declined their offer of window units because I live on the first floor facing the street. I went a full week without AC in Houston summer heat with no rent discount offered, no fans and no concern shown whatsoever. SECURITY IS A COMPLETE ILLUSION My car was broken into in June 2023, 150 feet from my front door. No cameras, no notification and no assistance. I paid $195.75 out of pocket to repair my window and they refused to waive a $150 late fee. In May 2024, 40+ vehicles were broken into inside the so-called secured garage during an internet outage. My car was ransacked. Tools and limited edition items were stolen. Management issued no alerts, no statement and refused to cooperate with HPD. Their only advice to me was to not leave anything in my car. INFESTATION Since August 2023 I have dealt with ants, roaches and caterpillars. Ants in my bed, bathtub and furniture. Roaches large enough that spray is useless. Caterpillars in the carpet. Ants crawled on my face while I slept. Management treated none of it with any urgency. SMOKE-FREE IN NAME ONLY Cigarette smoke regularly floods my unit. I have no adjacent neighbors and they blamed people outside. I reported it five times with no enforcement, no notices and no action taken. I incurred over $500 in medical bills after developing vocal polyps from secondhand smoke exposure. Their position is that they will not act unless I personally identify the exact smoker. WATER BILLS, FLOODLIGHTS AND FLOODS My water bill doubled with no explanation. The leasing office told me to call 311. It turned out they had replaced my water meter without telling me. Floodlights were then installed directly outside my first floor windows facing a highway. I could not sleep for days. Their offered solution was sunshades that would have blacked out my entire apartment around the clock. They never installed them anyway because it was apparently too expensive. In May 2024 a toilet valve leak flooded my bedroom and closet. They dried it with fans and replaced the carpet pad without replacing the carpet itself. I requested a mold test twice and was ignored both times. During Hurricane Beryl in July 2024 my windows leaked and soaked the carpet and wall. They painted over the water damage. No mold test. No replacements. THE RENT DECREASE THEY REFUSED I lived in apartment 101. After everything I documented I asked for a rent decrease. They refused. Instead of working with a long term resident in good standing they let my unit sit completely empty for well over a year after I left. They chose to lose over $24,000 in rental income rather than acknowledge that I had a legitimate case. That tells you everything you need to know about how this management team operates. EVERYTHING ELSE Elevators broke for months at a time and the building is not ADA compliant. Fire alarms went off for three consecutive days with zero notice and I lost income because I could not work from home. Posts about mail theft and break-ins on the community forum are censored. The hot tub was removed in September 2023 with no resident input and replaced with a decorative splash feature that collects bugs. FINAL VERDICT This property is not safe, not secure and not honestly managed. Rampant theft, unlivable conditions during Houston heat, zero communication and complete disregard for resident health are the norm here and not the exception. If you are considering this property: please don't. If you are already here: document absolutely everything.

Management staff are great as well as the maintenance staff. Overall it’s a great place to call home.

I have been a resident at The Grand for 2 years and now about to renew for another all due the staff being so great. They are an extremely helpful and solution based. The manager Sarah always looks out to find a solution and helping the best way she can. She is the best! I have never had an issue with any of the staff. The maintenance crew is always right on top of everything whenever a fix is needed.
