My honest review after living here for a while. Obviously, I can only speak for myself. The application process was smooth and quick. I moved from a few states away and signed based on a virtual tour, an apartment locator, and reviews. Cleanliness: staff does a solid job. When it falls short, it’s usually residents. Pet waste in the halls? I’ve seen it a few times, mostly after hours. It’s never crazy and it’s usually handled by the next business day. Management sends reminders and cleans fast, but they can’t control people being inconsiderate. Trash rooms are similar. They fill up fast, but I’ve seen the chute wide open while folks stack bags on the floor. Why? No idea. I even saw a whole oversized mattress jammed in there once. I feel bad for custodial. Still, it gets cleared pretty quickly, so props to them. Bugs: minimal. This is Houston, you’ll see one here and there, but nothing close to an infestation. Most I see are already dead, which tells me pest control works. I treat my own unit too. No major issues. Access doors & gates: probably my biggest gripe. I’ve never felt unsafe and I’ve never seen random people wandering in. But when several doors stop working at once, it’s annoying having to walk around the building with my dog. The gate being stuck happens, but rarely. They did say a new unified system is coming, so hopefully that helps. Maintenance: yeah, it can be slow. Not from laziness. There just aren’t many of them for the number of units. I used to work maintenance elsewhere, so I understand. The important part is when they fix something, it’s fixed. No repeat visits for me. My unit was in great shape at move-in and they were finishing a deep clean when I got the keys. Team is friendly too. Utilities: No real outages for me. Water pressure dipped a couple times. One planned shutoff lasted about an hour with plenty of notice. Some bad reviews just haven’t matched my experience. No mystery charges for me. Other reviews are just dumb. 2 stars because you don’t like the elevator paint color? Be for real, we dgaf. Staff: professional and helpful in my interactions. They’re firm on rules, but that’s their job. The resident events are cool too, you see a different, fun side to the staff there. Packages: haven’t had a security issue. Mailroom is secure, and I’ve even had the office call before leaving big items at my door. Location: great. Close to downtown, groceries everywhere, and most places I need are within 30 minutes. The shopping plaza next door is clutch. Noise & neighbors: walls are pretty solid. I hear upstairs sometimes, but never enough to lose sleep. People are generally friendly. I’m in a 1-bed around 780 sq ft with my dog and have tons of storage. Love the glass shower, feel like a new man every time I use it. I'm bout to use it right now. Gym downstairs has enough to get real work in and gets tidied every morning. Summary: I’ve enjoyed living at Dacoma, and there’s a strong chance I renew. If you want a good location at a fair price without sacrificing much quality, it’s definitely worth considering. I’ll update later if anything changes and add pictures.

I love this place! The staff has been helpful all the way through. The new property manager has made great improvements to the property. I have never felt more safe and valued like I do here. Definitely a recommendation for families, single people or pet lovers.

Unfortunately, my experience with this apartment complex has been extremely disappointing and frustrating. When I requested a unit transfer, I was told I had to pay over $700 for “damage” to the stove, even though the stove was already in poor condition when I originally moved into my first apartment (I have photos from move-in to prove this). After only 9 months of normal use, I was told that if I did not accept this charge, I would not be allowed to proceed with the transfer, so I agreed solely to move the process forward. However, two weeks after moving to the new unit, I was suddenly charged an additional $200+ for other alleged damages that were never disclosed to me beforehand. I was clearly told that the $700 was the only charge, so this feels dishonest and misleading. Additionally, while I was still living in my first apartment, I was charged an extremely high water bill due to a leak in one of the bathrooms. I reported the issue to maintenance immediately and tried multiple times to get assistance so I would only be billed for my actual usage, but I never received any response. For over a week, I have been trying to get explanations regarding the $200+ charges. I was told someone would call me, but no one ever did. Interestingly, when it’s something they need, they contact you immediately—but when residents need help, they are unresponsive. The entire transfer process was poorly handled. I was required to pay for an insurance policy, and after paying for the full year, I was later told it was no longer required. Communication was terrible: they never called me when documents needed to be signed, yet later called saying they were “waiting on me” and that I had until the end of the day to submit paperwork or come into the office—without any prior notice. They expect residents to be fully available at all times, while they are not responsive when you actually need them. I strongly encourage anyone considering moving here to think twice. Unexpected charges, poor communication, and lack of accountability make this a very stressful place to live.

Delivered a doordash here and the lady in the office to the left of the main entrance with the brown shoulder length hair was kind of rude. Instead of greeting me asking if I needed help when I walked in, she just looked at me and said " What do you need? ". A little training on greeting someone politely can go a long way.

The leasing office staff is the sole reason for my one star review. Location is great, rent is fair, but the staff here is terrible. All of the 5 star reviews are from people who DO NOT live here. They offer incentives to those who come to tour the property if they leave a good review….if you actually read the reviews, you’ll see that the people who live here are mostly disappointed due to the staff. I have rented my fair share of apartments and this is the most unprofessional group of employees that I have ever encountered. My unit was not cleaned prior to my move in. The asst. Manager did a “walk through” before releasing the keys…I’m not sure how she felt confident handing over my keys with the condition the unit was left in. I would’ve fired her solely based off that situation. It was absolutely disgusting. I brought it up to the property manager multiple times and was not offered compensation or even a simple apology. The property manager & assistant manager go out of their way to be petty, for example, removing my access to get into the gates and building without prior notice….and for no reason at all. I’ve asked for an explanation and still have yet to get one. They had my car towed when it was legally parked and registered and refuse to refund the $300 for towing expenses.
