I used to live at this apartment complex from 2020 to 2022. The reason why I am now leaving this review after many years later is because this place is why I could not get a new apartment recently. I am now an active duty service member. When I lived at these apartments years ago the previous property owners lost the property to the current owners ( I assume it’s the same owners still) & tried the raise my 1,000 rent to 1,500 dollars & I refused to pay that amount. I had a lease. It was not a month to month no contract situation where that raising the rent thing could be possible to do. I went to court with these people numerous times in 2022 & had to take off work because of them. I still have emails & receipts from the payments I made on the unit. Let’s not make this a recurring issue. I would hate to have to go to court over defamation of character. Google does not allow people to respond to owners, so I will simply do it on my original review. I don’t believe anything you (owner) say, so let’s not waste each other time having a phone conversation that will go absolutely nowhere. Your property reviews speaks for itself & it’s clear as day that you had your workers leave those 5 star reviews. I am currently not in the United States, but when I get back I will need a place to lay my head at night. Like I said before, I still have emails, payment receipts, and court records of when I lived there & got harassed everyday. I will let the situation go & move on. But if another apartment complex or owner of a house tells me my application was denied because your office workers had something negative to say about me being a bad tenant I will take legal action.

I've been living here for almost a year now,this is a truthful review!!!! I stay in town house with 1 window that you cant reach There was a leak so now theres a big deep hole in the ceiling.That was not fixed properly The maintenance and office lady's suck,especially if your not Spanish, just not good people they really dont care about any issues or concerns.My air conditioner hasn't been working properly since move in date,they refuse to fix or replace it.Also the maintenance men will snoop around your apartment.Just not a truthful set of people. Do not move!!!!

HONEST REVIEW! Unfortunately, when I moved in, my apartment wasn’t even ready. The place was filthy, with dead roaches in the fridge, a leaking dishwasher, and a washer and dryer that weren’t properly connected causing a flood. I was extremely upset since it was supposed to be move-in ready. The floors leaked a white residue every time I stepped on them, the cabinets were dirty and poorly built, and the worst part was the roach infestation and mold! As a clean person, I scheduled extermination every other week, yet the roaches never went away. I DO NOT recommend this place. There are other apartments at the same price that are much better. On top of all that, they deduct from your deposit for things that aren’t your fault, and they’ve made mistakes on rent statements—so always double-check your charges. The only positive thing was the nice office staff, but honestly, that doesn’t make up for the horrible experience. Trust me, there’s even more, but overall, this was a terrible place to live.

I moved from Pasadena tx from a complex that had no hot water and a lot of other issues that were not being taken care of and once we found the Broadmead Miguel and cristy and the rest of the team really made us feel like we were finally home and I have to say that the place is very well kept and maintained and the people here are very friendly and u don’t have the constant flow of people who don’t belong here and even my dogs are more happier here than the other place

My husband and I lived here for 2+ years, it was under management by Karya group at first. Anytime we needed maintenance, it was obvious that they hired handymen, not professionals. There were several times the fridge was not working, and they never fixed it properly. We asked about getting a new fridge, since we saw that other tenants or empty apartments were receiving new fridges. They said no, if they did get us a new fridge it would be used and there was no guarantee that it would be better than the one, we had. Ok, fine, we gave up. Then after 3 months of living there we had 2 vehicles stolen, one which was never recovered. We filed a police report and tried to get any camera footage from management. Their answer "what side did this happen on, oh yeah those cameras aren't working we don't have footage". We came to realize that the employees that worked in the office were involved in the theft of vehicles. After 3 months of living there, we did not sleep or feel safe. The gates never worked or were often left open multiple times, which resulted in suspicious vehicles entering at odd hours of the night with the purpose of stealing vehicles. Then we heard that a new management company was taking over, Q10, we thought it would be different. No, it was not, we spoke with the manager and told them what had happened to us since we had moved in, and they told us that things would be different and that security measures would be increased in addition to updates to the complex. Yes, they slapped on a new paint color and updated some panels, but the gates would constantly have problems or were left open. The dumpsters were overflowing constantly, and it made the complex look trashy. Not worth the price to rent an apartment there. They had outside contractors come in to "maintain" the lawn, the lawn was never cut evenly or at the same height. There was one time I saw someone cutting the lawn while using the leaf blower that nearly ran me over. The security they used were rarely seen walking or monitoring the property. We told a leasing manager in the office that we had video of someone taking pictures of our vehicle 2 nights in a row, this happened. The first time it happened I let one of the managers know and sent him video in an email but never received any follow up nor did I see an increase in security. I sent a work order through the system we used in order to let them know that there was a leak in the bedroom that was coming from upstairs it was at the point that the ceiling was going to cave in, and it has not been addressed as far as I know. During the 2 years that we lived here we often saw people move out quickly in the middle of the night. One of which moved out in the middle of the night because she was coming home to an ambush by someone that walked in off the street because the gates were not working. A past neighbor also left because she no longer felt safe there because of suspicious activity and lack of security. My husband and I have tried multiple times to contact the manager Vanessa even leaving messages and emails and never got a return call or response. I do not recommend these apartments at all, do not be fooled by the appearance of this complex.
