I’ve been living at Belmont for almost two years, and overall, it’s been a great experience. Pros: 1) Leasing Office Team: Alex and Dominique are always helpful and a pleasure to talk to. They go above and beyond by organizing fun community events like Mimosa Brunch, Mother’s Day celebrations, pool parties, Halloween festivities, and holiday gift wrapping with hot cocoa. These events make the community feel welcoming. 2) Maintenance Team: The real heroes here! Huge shoutout to Isaías, Kevin, Mike, and Rudolfo for their hard work and dedication. They treat the property as if it were their own homes. I’ve seen Isaías, Kevin and Mike stay past normal hours to assist residents. Once, when a pipe burst in my apartment, the team rushed over and quickly fixed the issue and helped dry the unit—truly lifesavers. 3) Convenient Location. 4) Maintenance requests have been handled much faster this year compared to 2024. Areas for Improvements: 1) Pool Cleaning Schedule: During summer, the pool is cleaned frequently, which is great. However, in fall and early winter—when the weather is still warm enough to swim—cleaning becomes less frequent, and leaves tend to accumulate. 2) After-Hours Emergency Maintenance: In 2024, the emergency line didn’t seem very effective. Speaking directly to the leasing office in person worked better for urgent issues. 3) Older Construction: Not really improvable, but worth noting: 2nd and 3rd floors have carpeted living areas to reduce noise.

2 years here - gym has a smith machine, beautiful pool, I walk next door to HEB for fresh food every day. Shoutout to Mike our maintenance man, guy always goes the extra mile. Should be recognized

We have lived here for 4 months and our family loves it! A very safe and friendly community. Also, the maintenance team is the best! Mike is usually who we deal with, and he always comes out the same day I report an issue. Most of the time it’s diagnosed and fixed in the same day! We are happy to keep living here for a while.

The Belmont Apartments is a wonderful place to live. In addition to being in a great location, the apartments are spacious, there is lots of grass and walkways with those for pets, the grounds are well kept, and maintenance is very helpful and on top of things. Kevin especially goes above and beyond to make sure the residents are well taken care of and that their needs are being met in a timely manner. He has helped me with a few maintenance needs and is always so kind, always knows what to do, fast, and is happy to help. Additionally, Dominique Leger and Alex in the leasing office make living at the Belmont that much better. They are considerate, professional, very helpful, and I always enjoy running into them around the complex. Appreciative to everyone who makes this place I call home such a great environment.

I honestly didn’t want to write this review. I had hoped to just move on and accept that our experience living at The Belmont was less than ideal. Unfortunately, the issues didn’t end when we moved out — in fact, they got worse. Let’s start at the end: if you have pets, be prepared. You’ll be required to pay a non-refundable $400 fee per pet — a charge that goes toward nothing in particular. I’ve lived in three other apartments in Houston and have never encountered a pet fee this high or this pointless. In addition, there’s a $250 refundable deposit and monthly pet rent. They also require a third-party pet screening upon move-in, and again every year — $50 per pet, annually. During move-out, we were charged $905 for carpet replacement due to a stain they found beneath the surface — something not visible or accessible to us while living there. We had cleaned the visible stain thoroughly, but they pulled back the carpet and cited a sub-surface issue. That non-refundable pet fee? It didn’t offset the cost in any way. I understand the importance of maintaining clean units for new tenants, but charging an excessive fee upfront and then again at move-out feels like double-dipping. As for the unit itself (4101), the problems started on day one. When we moved in, the apartment was filthy — we spent hours scrubbing grease, crumbs, and spills in the kitchen and bathrooms. Cabinet liners were peeling, and the paint throughout the unit was poor quality, flaking and chipping easily. Ventilation in the bathroom and master bedroom was inadequate, leaving those spaces damp and humid most of the time. We also dealt with pest issues, especially blackhead roaches, which we found nearly daily for much of the year. Pest control came several times, and even confirmed our unit was exceptionally clean — but the issue persisted regardless. To their credit, management eventually resolved a significant flooding issue outside the unit — but only after our neighbors’ apartment partially flooded during Hurricane Beryl. Prior to that, water routinely pooled in the area (see photos). Monthly utility charges — water, sewage, drainage, trash, admin fees, etc. — typically added up to around $133 extra per month. The few positives I can share: The location is convenient — close to H-E-B — and I generally felt safe. The only security-related incident I saw during our lease was a car being left on cinder blocks (photo attached). Overall, my experience was disappointing, and the way things were handled after move-out was particularly frustrating. I’d recommend prospective residents — especially pet owners — proceed with caution.
