The family has been at this location over 11 years. The ownership & Management changed this year. This led to a few hiccups but once things settled, the management has been extremely good and very efficient. A huge shout out to Daniel Soto, the Manager who has been superb in every aspect. The property has been kept clean and so also the support staff in keeping the surrounding area looking good and well maintained. All the staff are always eager to help make your stay safe and comfortable. This is kudos to Daniel and the staff. Great job and keep up the good work. A happy tenant.

Updates for November 2025: No improvement, only got worse. New issues: - Second elevator doesn't work, If someone moving in or moving out you will not be able to use elevator at all. - It took a week to fix garbage disposal. - Pool doesn't work (closed) - The marijuana smell in the hallway North building first floor, especially during the morning and evening, most likely indicates that a neighbor in a nearby apartment unit is regularly smoking marijuana and the smoke is traveling through the building's ventilation system or gaps between units. Luxury living HA-HA! - Last leak was 3 weeks ago (read the reviews and watch the videos from other tenants). Fire alarm was going on for 2 hours, because they couldn't find how to turn off the main waterline. Review from August 2025: Since AOG LIVING has taken over Residences at Gramercy, the property has gone to hell in a handbasket! AOG Living moved in in March and it has gone downhill every month since then. The staff is rude and aloof. They care only about collecting rent and hidden fees (you will see it on your statement later, after sign the lease). Just search for AOG Living reviews on Google, they have 2.1 stars review. - Hallway AC doesn't work anymore (83 F) - feels like in the spa, smells like mold. - Garage gates wide open (see picture). Any maintenance requests are not fullfeed on timely bases. If something doesn't work in your apartment, you will be happy to get it fixed in a weeks. With new management it's a disaster now! Also, keep in mind, North building is tilting, because of the soil/land sliding issue and has a lot of leaking issues in the apartments, pipes can't handle the tilting of the building and getting burst all the time. In past 5 years it was more than 10 disaster leaks , that made people to move out without paying any compensations by Property management. Positive reviews are FAKE, created by managment. All pictures (attached) - prove the truth! Can't wait to move out! I wish i can put "0" rating!

I’ve lived here over 3 years. New management changed from Greystar to AOG and it’s turned to the dumps. On Oct 18, a Saturday a water pipe burst on the 3rd floor. Negligence by management, poor training, short staff, whatever their reason was, allowed for water to continue raining from the ceiling for over an hour. The fireman said they couldn’t find the main water to turn it off and the office failed to communicate with them about where it was despite living in this digital age of cell phones. For context, I live on the first floor and if they had turned the main water off immediately, it would have never damaged my unit and neighbors as it did. As a result, water fell from the third floor through all our units (they said 20 units were effected) and because of this building tilting and shifting in the North building, the water leaked from the hallway into my apartment all over my carpet floor in bedrooms and they left me like that for a week with this mushy soaked mildew smelling carpet with dirty water stains. One neighbor slipped on the wet floor during the incident and we had to help her get up and she had a disabled family member hooked up to a respirator in the other room. It’s November 4 now and our hallway still looks like a dump. There’s no timeline on anything. I’ve asked the apartment multiple times to adjust my rent for the uninhabitable and unsafe living conditions we’ve suffered the last two weeks and they are avoiding me. Currently I’m living in some post apocalyptic Halloween-esque hallway with holes in the ceiling, mildew brewing in the walls, torn up carpet, debris and this blower that keeps blowing dust and mold in my face every morning when I have to pass it (it’s been there for 3 days now). They moved my neighbors into other units and they had to fight to adjust their rent since they were essentially downgraded to smaller units. Management does not seem to care about quality of life in this complex. Two weeks of water damage from dripping down the walls, ceilings, and flooding every hallway has likely brewed mold everywhere now. My other neighbors said the opposite side had the same issue a year ago with a pipe bursting and flooding everyone out. It appears to be an ongoing issue and if you move here, likely you will suffer the same fate. They are way drier apartments with similar location you can move to, with management that actually cares or at the least tries. My complex has many elderly and families and leaving us in this abhor conditions is really a crime. At the very least, they should adjust my rent to reflect my poor living conditions. That was all I asked. Other issues include: -trash chute broke for a month -elevators constantly break down, if you can’t use stairs, don’t move here -there’s these funny rats that run along the railing (kinda cute, kinda unsanitary) -they still have never given me a copy of my lease since we switched to AOG -it took a whole week for them to fix my garbage disposal -no accountability for flooding all of us, it’s happened multiple times and it’ll happen again in this old rickety complex -towing people illegally even when they have permits or give proper notice I would never live here or in any AOG living apartment ever again. Please save yourselves the headache, agony, and stress.

I couldn’t be happier living at Residences at Gramercy. They gave me an amazing move-in deal and the whole process was super smooth. The staff here is amazing, literally everyone from the office team to maintenance and custodial is so friendly and always on top of things. Brittney, the manager, deserves a special shout-out. She’s been nothing short of amazing; kind, professional, and incredibly accommodating. She really went above and beyond to make my move-in easy and made me feel welcome from day one. The amenities are awesome too. The gym is one of the nicest I’ve seen in an apartment complex, it’s fully stocked with waters, towels, yoga equipment, you name it. The rest of the property is well kept, feels safe, and parking has never been a problem. My apartment itself is modern, spacious, and gets tons of natural light. The management staff is also super sweet with my kittens whenever I bring them by, which just makes this place feel even more like home. On top of that, the location is perfect if you work in the Medical Center, you really can’t beat the convenience. I 110% recommend living here.

I really liked living here up until we got new management. Roaches in the building and in my apartment, the cost to live here has increased significantly and the bills are the same, it’s gated but the gate is open daily, my washer has been broken for months and I’ve just started taking my clothes to a laundry mat because although it’s been “fixed” 3 times anything I put in it comes out stained and ruined. The manager Brittany is combative and will unleash her attitude on tenants instead of simply solving the problem. They charge you to move out, a “termination fee” although you will still be required to pay the remaining balance of your lease. The trash piles up outside of the front door, or it’s blocking half of the gate to get out. The trash chute has been broken for days. My apartment was not clean when I moved in (dirty walls, stains on the carpet, microwave full of bacon grease) but I was told it was professionally cleaned. The only thing decent about this place is its location but I’m actually moving out early because the new management is the last straw. Oh and my dishwasher quite literally falls out of the counter space whenever I open it. I still have painters tape on the sprinkler… I’m sure that’s a code violation.. but, that’s how things are here. Also, don’t leave your back door open because rats and roaches are often running around the parking lot and up the balconies at night. Quite disgusting truly. Pest control will come and say they sprayed, but there’s no boric acid put down or paper confirmation they came. Just another lie for a service you’re charged for monthly. Move in at your own risk. They also tow the people who live here under the new management. And the new tenants have parties all night long. This place has truly gone down hill. Update 8/28/25: called in to ask about additional move out charges that I received for a month I wasn’t in the apartment. Crystal answered and once I began speaking hung the phone up. I called back, Brittany answered and placed me on hold, never returning to the phone. Unfortunately, there’s retaliatory behavior it seems and I was charged excessively as a result. Please do yourself a favor and find anywhere else to live.
