Orleans at Fannin Station Apartments

I can’t wait to move. Maintenance is the worst, every-time I put in for service it takes weeks to be addressed but not before I go to the office multiple times. One time I put in a service order and it just sat there then it was closed with no service being done at which point I no longer cared because was lease was ending. I had planned to move elsewhere but circumstances kept me at Orleans and I transferred units. The make ready took longer than I wanted and leasing management does not follow through on what they tell you. I have been in my new unit for 6 days now and turned in inventory sheet the day after moving in and they obviously did nothing with the information. There is a new dryer in my unit that does not come on and the breaker box looks a bit sketchy so I put in a service request on Monday which was 3 days after transferring units because I had to wait for my new unit to reflect in the loft living app. The same day I put in service request for dryer my order showed in progress two hours later as of yesterday no one had been by to address issues. My A/C is super loud and my master bedroom toilet is noisy. The metal doors that lead into the building serve no purpose because they do not lock and they constantly slam which is annoying. I should have just moved.

I’ve lived here since May and took a chance because they were rebuilding the Leasing Office Staff. It has been an amazing experience and I relocated over 1200 miles and I feel safe. And most important, one maintenance issue, that department is quick, professional and friendly!

I've been here for 3 year's now. I've renewed each year giving the property the opportunity to resolve things. The location is very convenient for our job and family members. The staff is nice but the property isn't cleaned as it should be. We've had to clean the elevator several times. This is due to other tenants pet's waste. The elevator is always hot and in this triple digit weather that isn't good! You submit a work order for different things like pest control and staff will leave a note on your door stating they've completed it (while someone is at home & no one ever entered your apartment) You call the front office if they recognize your number they won't answer the phone. There is dog poop all over the property and the 1st floor reeks of dog urine. I've sent pictures as requested and the same pet owner's still won't clean up after their dog. It's a beautiful property but I feel like because the front office staff doesn't live here it's not a true concern for them. The pool has limited hours only in the day now due to residents not cleaning up, being disorderly and throwing large parties after hours. The service elevator (by front office) is always clean and the fan is always on. These things were not an issue when we first moved here. Things are a lot worse. None of the managers have ever offered to reimburse us for using our cleaning supplies or even a gift card for taking the initiative to do someone else's job. They could at least offer and allow us to decline. Maintenance is a joke they ride around on a golf cart all day. When they arrive to repair something.....there's not a tool in site. The "secured" entry to our building has been broken for about a month. As you all can see, it's a lot to deal with for almost $2000 a month to deal with broken promises. Is the staff friendly, yes. Is the property pretty, yes. Are there nice amenities, yes. Beyond that you will have to deal with all of the above! I'm not angry just tired and frustrated with people not going above and beyond their duty. I really contemplated leaving this review but after cleaning that filthy elevator and calling the office with no one answering my call again.....it was a must that I be honest! Some images may be disturbing to others so i chose not to share those of the pet waste. Move forward to 2025......still here after many promises from management to make things better. Tionice was THE ONLY MANAGER that started to turn things around here. Then she was moved to another sister property. This was the biggest mistake ever! The management is full of crap! She's a sweet, proper talker! 1. The loud pool parties are still an issue with visitors and trespassing individuals. 2. Dumpsters continues to overflow. 3. Pet owners continue to allow their dogs to dedicate and urinate everywhere. 4. Maintenance is a joke! No one can fix anything. All they do is work on car's all day! 5. Doors continue to not function properly (secured doors) 6. Elevators are continuing to be out of order. When they are working they're not kept clean. 7. Stairways & hallway light haven't been working for about 90 day's. 8. Car's are being stripped of rims and tires. 9. Car's are being broken into 10. Parking lot gate doesn't work properly. 11. Security cameras are displayed as working but they are dummy camera's (no wiring) 12. If maintenamce doesn't like you they purposely make you wait for repairs or they don't fix your issue. DO NOT rent here!!!!!! No need to complain or send emails because they cover and lie for one another! Updated pictured have been added to my original review.
