MOVE HERE AT YOUR OWN RISK!!! I gave this company the benefit of a doubt to make changes due to so many issues, mainly gnats and ford flies inside of the apartments that moves through the drains and ventilation system. Also, to take the brunt of costs off their tenants for the deductibles that have to be paid every time vehicles get broken into. While some local office management is trying, it’s upper management at the regional office that “will not” respond unless you become out of character and even then they ignore your calls and emails about these issues. Local office management mostly refuse to talk to tenants on issues unless it’s through email. With that being said, Oasis at Piney Point has a paid security company on site. Remember that point!!! Vehicles are being broken into at a level so bad that a Houston PD officer said to me “it’s a hotspot here and you guys have onsite security which is crazy!” When I moved here in August of 2024 , I had no idea that none of the cameras worked until my car was broken into. When police arrived management told us there was no camera footage. After complaining daily for about 2 months the cameras were repaired only after my luxury vehicle had ($8,000.00) worth of damages inside of an open, well lit parking car garage at my building. Since then even with the cameras working and on site security, I’ve had my vehicle along with multiple other vehicles broke into again a week ago with thousands more worth of damage ($2K-$3K). Even after this, management still wanted rent paid instead of at least trying to make things right with the multiple tenants who had their vehicles broken into multiple times. Just on 05/14/2025 there were allegedly at least “10” vehicles that were burglarized. I caught a security guard two nights before this recent burglary sleeping in their vehicle and reported it to the office because there had been a wave of car burglaries and nothing had been reported by security. Management will not give any information on alleged suspect(s) by claiming they want to avoid possible vigilante activity or litigation from residents but want you to feel safe by not giving any information to residents on alleged suspect(s). What will be, will be. But, if you don’t pay rent, Oasis is very speedy to run and file an eviction notice with the courts. Take a look at the pictures of multiple vehicles burglarized and broken glass from those vehicles and others that had already been taken to a local repair shop. CORPORATE, “WILL NOT” make things right!!!

I love the landscape, property upkeep, amenities, and the professionalism from all leasing agents and maintenance. I love that the agents will work with you to help resolve your issue, rather than work against you. I may not agree with the contractual agreement in regards to an eviction proceeding on the 8th and removal by the 12th for tenants who have never been late or may have a financial emergency ($250-350 monthly (utility charges began 2 months after move in, which resulted in paying 2 months of water monthly), the water and trash fees that are expensive regardless of how much or how little you use, or the vehicles that are vacant and non-operational that hold multiple parking spots preventing paying tenants from parking….its ok. I renewed my lease this year, but I’m not so sure if I will renew again, especially after $100+ increase

My lease is expiring and I won't be renewing, so I've been looking at renting in this area. I noticed this property on my way to view another, so I made an appointment for the next day. I scoped the property as I pulled up and it was clean. Although John didn't see the virtual appointment I made, he showed me the property anyway. Walking through the breezeway, I didn't notice anything alarming. He explained the trash collection and other amenities offered and was overall very knowledgeable and informative on the types of apartment layouts. If I don't end up renting here, it will only be because I found the patios to be a bit small for my liking. If I do end up renting, John will have definitely played a part in my decision. He was very personable and easy to talk to. He seems to actually care about the property and not just getting a new tenant. If you're considering Oasis, make an appointment with John to tour.

I'm excited to say that I am renewing my lease for 14 months! I love living here with a great mix of ages and cultures. My apartment has very large rooms and a view from my balcony is breath taking. the leasing manager, Alex and John, have made me feel like family. I call them my sons! They also take time to listen to any concerns I have. The maintenance staff are always prompt, friendly and excellent in completing whatever is broken or needs attention. I feel safe here and I haven't regretted moving here. The price is for the amount of space you get. And the rear of the property, the grounds are well kept and so lovely and peaceful. The pool and fitness center is another reason to stay. Take it from me, these apartments are worth you coming to take a look and decide to live here, you'll love it!

Buyer beware!! I saw an apartment in April and it was their show unit, they assured me that all of the apartments had been renovated and I decided I would apply for one in a different color. This was a lie. Once it came time to get the keys to the apartment, it was filthy and not renovated to nearly the same level as what I was shown. Getting a hold of staff is a near impossible task as the only people who seem to be around are maintenance staff who have no idea where leasing agents are. It has been months and I still have not received the refund I was offered. I have left numerous messages and heard nothing back. This property is exceptionally poorly managed. Pictures are of the move in ready unit. Update 3 months later. This team still continues to be impossible to get a hold of. I still have not received my refund - even after they said they didn’t have my new address (which was a lie because I have record of the email I sent with it). What’s the point of leaving messages if they are never returned? Update after 15 months: I received my refund but the process was insane. The property manager had to send me to corporate who continually said that he would discuss it with accounting, nothing came of that. I had to leave messages through phone and email and was eventually told that my account was being taken care of by another company. More time passes and I eventually convince Grey Star corporate to give me the contact information for the company that holds the account. I sent one email to them and had my money back in less than a month. I will never live at a Grey Star property after this ordeal. Glad it’s finally over.
