This place has gone down so bad, RUN AWAY! RUN AWAY FAST! Over the past two years we have had so much change in management (every 6 months i feel like), none of us can keep up. Until recently did things really take a major downturn. -The elevators are broken once a week. -The SECURITY GATE has been broken for 6 months. basically, ANYONE can get into the garage and break in. -Over the past two years this place has been desperate to sign leases. It is clear they let anyone in. dirty, rowdy, nasty tenants who leave their trash, dog poop/urine everywhere! We have random kids running (do they live here?) around banging on our doors at late hours. -Never any hot water, water is always broken/busted. They have serious water pipe issues. -We now don't have a community room by the pool, they decided to make it into a gym with non-functioning tvs. Coffee machine is also always messed up. -This one is my favorite. Every renewal period they slam you with ANOTHER FEE that you never got any use out of - a fetch fee? amenity fee? etc. etc. Your base rent isn't close to what you're actually going to be paying. -The halls and stairwells reek of WEED and dog feces recently. Doors are scratched up and dirty. PLEASE READ: All this place cares about is *renovating units* to new tenants and posting "fake nice renovations" on IG. They have completely dropped the ball on all their good tenants and fail to provide BASICS per the lease agreement. They are negligent in so many areas. The leasing staff downstairs never email you back or respond to emails. Unless you go down an harass them, nothings getting done. They are going to make their tiktok and IG videos top priority. Overall, do not be fooled by their IG. that's not how it really is here! Please don't do business with these sorry indvidiuals.

I've lived here for two years, the first year was great, then new management came in and ruined everything that was great about it. My rent increased with new management, but they cut back cleaning services in public areas almost entirely. The hallways get vacuumed once a month or every 2 months instead of once a week and they no longer have anyone cleaning up trash in the parking garage. They seem to be focusing on aesthetic changes instead of changes that actually benefit residents. We used to have a security guard outside our garage every night, now there's one maybe 3 nights of the week, if that. I work nights as a nurse and I also have a pet that gets terrified when people come in without me being there, so I request that maintenence schedule times to come every time I place a maintenence order. They never call to schedule, instead they either pound on the door at 9AM and try to enter my apartment without permission, or they break into my apartment when I am gone. I have talked to management at least 5 times about this and they have not changed a thing. They started renovations on the roof without informing anyone and now I wake up during the day to someone slamming a hammer in my ceiling everyday. At least one elevator is broken at any given time when they functioned fine the first year I was here. We used to have a nook outside the garage for people moving in and out so they didn't block the exit, now that nook is just filled with a bunch of trash. The people working here will be nice enough to your face, but they can't offer any solutions beyond apologies and notes on your account that nobody bothers to read. If you want to pay massively inflated rent prices to a company that has virtually no communication with its residents and for that money to go to paint jobs and unnecessary changes, this is the place for you. Just know that it costs 2 months rent to get out of the lease, even if they do not honor their end of the lease by breaking into your apartment for non-emergency maintenence. It's a shame, this building, management, and location was great prior to the change in management.

Great location and all staff are very nice to deal with. Maintenance staff very friendly and helpful. Did see some adjustments when ownership changed recently that weren’t all positive but seems to be back up to better level of consistency. Took a while to respond to several requests for lease renewal options.

Beautiful safe place to lease, next to the buffalo’s bayou. Neat, clean areas and a good maintenance. Location is a plus and the smiling face and patience of Jeffrey at the front desk, makes the place feel like home

Genuinely I love living here, I have lived all over Houston & this is the only complex I renewed my lease at. Not only is the staff incredibly welcoming but also efficient. Amenities keep me entertained, I’m a huge gym person & I LOVE how clean they keep it. Obviously the pool is beautiful but my person favorite thing is the coffee bar in the lounge, it’s always stocked & clean!! I love it here & I hope whoever sees this can enjoy the complex as much as I have :)
